I am a bit puzzled that now a draft is being discussed where the bathroom is almost public (at least in terms of location in a 4-person household), whereas Kerstin’s is already close to optimal.



Everyone has their own perspective. A hip roof is plain and only allows for double casement windows. A gable roof is a gable roof, looks distinctly more modern, is more versatile, and offers the possibility of creating living spaces under the roof. That would NOT BE ALLOWED in your version!
Office + playroom... you can sugarcoat it and, for example, not declare it at the authority. However, if the house burns down or fills with smoke and your kids can’t get out, you can hang yourself.

Kerstin, in this case the stair position is not so relevant, as there is no bedroom on the upper floor.

And what do you want? Or put differently: why does he want 10sqm?

Expensive is relative at this size of house. Do you know how “expensive” the meter of supply line costs you? Maybe it’s only 15€/m, but maybe also 150€/m. Your driveway is more expensive.

roomsketcher is actually a great program and I mainly use it. but you always have to pay attention to the dimensions of the furniture, except for kitchen cabinets that actually correspond to the standard size of 60cm, most are more like dollhouse size and you have to adjust them. the dining table and the sofa will certainly be larger or deeper in reality. the same applies to many bathroom ceramics and furniture, and you also have to be careful with beds. hopefully the kitchen is not planned like this in reality, the island is not deep enough and the distance to the line is far too small. and what are these corners at the ends of the lines supposed to achieve? once you have adjusted all the dimensions, you will see that it is no longer as generous as it seems now (even if it might still work)

The draft is very good, no question. But 2 things bother me...

1. Washing machine and dryer close to the children’s rooms. As already mentioned, when my wife goes back to work, she will mostly do laundry in the evening.
2. Both bathrooms should have a shower, and one should additionally have a bathtub.

I suspect the builder wants 10 sqm because of my wishes. Later photovoltaic system + possibly storage, network cabling in every room (double outlet for each room, ventilation system).

The builder told me something about €2k per medium assuming the usual 3 meters. I don’t know how much more it will cost if the utility room is further back. Maybe I am overestimating the additional costs. :-/ ?

I know the driveway is expensive. But it also has the advantage later that you can park 2 additional cars there (when the kids have a driver’s license and still live with us). However, you have to be very careful when driving in and out.

Although no bedroom is planned upstairs, there will still be some use upstairs with the home office and play/reading corner, especially when I am really in the house. And I find it nicer if you come up from the middle of the ground floor and not somewhere next to the front door.

Washing machine in the hallway... you can still plan it as a tower and then place it basically in the "dirty laundry corner." But my Miele is in the middle of the apartment; I barely hear it when spinning, and the washing machine corner in the hallway does not share a wall with any bedroom.

In your last furnished version, , the dining table is too close to the kitchen as far as you can tell without dimensions. (Overall width of your kitchen/dining table plan is about 5m or so).

I also agree with Yvonne; your bathrooms are way too far in the "public" area.

I'll do a sound test this evening or as soon as the washing machine/dryer is running. We have Siemens as the washing machine and Bosch as the dryer. The dryer was quite cheap but the washing machine comparatively expensive. Maybe Miele is even quieter here?

According to my wife, the washing machine is only loud when spinning, whereas the dryer is always loud.

So children’s room upstairs and bathroom back in between?
