Ah, that was the comedy in this thread, why I don't bother with detailed planning .



As far as I can remember, that's the plot where a relatively steep roof pitch makes this bungalow into a huge hut. But I could also be mistaken about the plot. Dear OP: was it in one of your threads where I advised against building a bungalow because of the size and the roof pitch? In some thread the wish conflicts with the RP - I just don't remember where ops:

Our life will not take place in the attic. As I said, up there is the office and playroom. When you build a basement you also hardly have any light. It is the same with our attic. My wife pointed out that roof windows are terribly difficult to clean. That is of course a disadvantage.

Bungalow with a gable roof looks like a shack to me as well, but maybe I am just too narrow-minded.

But I also said that we can spend 400,000 just for the house. That was okay for now, right? I can’t change that the builder just entered this amount of 213,000€ for 166m² in the first and so far only offer.

Yes, I think you were well advised there.
When I read something like this:


total approx. 59m²

It actually stands exactly like that – the dimensions were not recognized. Apparently, no one even bothers to look at the matter closely.
Rectangular shape and storage I can still fit in there, but it’s not worth it.

I suspect the staircase will soon be removed and the attic will remain unfinished. I have the feeling the OP has not yet dealt with the actual costs. The quotes will be taken 1:1 as realistic. Will that work out?

The hip roof simply has an outrageous height if there is supposed to be usable space underneath... Roof height at least 1.5 times as high as the ground floor beneath it. Just the comparison again:



The roof height with 28° pitch is about 40 cm higher than a normal story.

And for comparison, here is the hip roof again with 28° (I would call that a healthy proportion)... but then there isn’t much left in the middle and window installation also doesn’t work well.

And then you should still divide the resulting area in the attic. So you know why you spend at least 5 sqm in the ground floor on the stair landing area.

Wow, you really gave it a lot of thought. Basically, I find the floor plan great. Only one thing is missing / bothers me. We would like to have a shower in every bathroom and a bathtub in one of the bathrooms. Can you still manage that?

If I now tell the builder / planner that we throw everything away again, it’s also weird / stupid. :-( What speaks against my floor plan?
