With the yellow font, you get eye cancer.
Yes, that's also an option. The living area is a bit tight with 45m², I think. And the access to the pantry should rather be through the hallway, otherwise the kitchen becomes difficult to furnish. The shower toilet is hardly usable - too small and the interior walls are a bit thin. But otherwise...

Original. I thought the utility room was supposed to be at the bottom of the plan?! Dusch-WC very tight, 2 toilets and 4 washbasins in one bathroom? Shower, tub and toilet on RBM 3.85 is also very original. The bathroom reminds me of one of those 1930s washrooms with a sitting tub. The sketch is not very inspiring...

The utility room is now as far away from the street as possible. With our designs, you already groaned whenever there was even one room in between.

Definitely try furnishing the living/dining/cooking area ... these are dimensions where it always gets difficult to arrange proper furniture.

Guest WC as far as possible in the private area... hmm.

Where should the stairs be accessed from? They will probably have to be at least a quarter turn, so they will require more space to the right of the front door.

It is certainly meant kindly, but Dad's talents (hopefully) lie elsewhere: sanitary fixtures, interior doors, windows – none of that looks like something that should be built that way intelligently. At least the suggestion of the bidet is likeable and worth considering.

True, the all-purpose room is a bit tight and could get cramped. You are also right about the pantry. The interior walls are drawn with 11.5.



If it doesn’t work out with the utility room, you have to take new paths.

Sorry... You are the professionals, you automatically have high standards somehow. True, living, dining, and cooking could be difficult. The utility room also takes up space.



I think he meant the basic arrangement of the rooms. My father is an engineer in retirement, he has designed a lot with ACAD but not houses.
