Somewhere I have to start. At the moment, I cannot imagine that 400,000 alone would not be enough for the house and attic conversion.

There was no feedback on #19. At least one could say that it is bad and why.

I find the living room too small and a storage room is missing. I would also prefer a rectangular bungalow. The house will be located quite far to the right on the property (west). That means I lose a good sunny location again. I think the idea with the garage is great.

First of all, hipped roof .. have you ever thought about the pitch? And what kind of space arises there and how poorly it can be illuminated under the roof?

Example 38° on the long sides, 45° on the short sides


results in the following possible floor plan

You can see the 1m and 2m lines. To still have reasonably good lighting, roof windows would have to be placed around the 1m line.

For comparison, gable roofs, where I deliberately left the "holes" that go beyond a normal story height.

leads to over 100 sqm of living space

still leads to 75 sqm of living space


I would therefore reconsider the choice of a hipped roof very carefully.

I also wouldn’t position the entrance that far to the back ... generally, I’m still a fan of the longer but narrower version, but if it is going to be 11.5x16 m external dimensions, here is another attempt from me.


No garage .. just a "shed" for bicycles etc. The light area is then the carport roof. Green means entrance door to the shed .. that way you can more or less bring the bicycles inside.
Additionally, a visitor’s car could still park in front and keep enough distance to the entrance.



Key points of the floor plans:

    [*]Staircase removed directly at the entrance
    [*]Sufficient cloakroom space at the entrance for shoes, jackets etc. (approx. 350 cm)
    [*]Technical HAR ... here you could also fit the stroller or something like that
    [*]Small bathroom for children and guests with a bathtub, possibly embedded in the screed, so that later on a walk-in shower could be integrated
    [*]Hallway used for wash area with washing machine/dryer, countertop above for folding, total width approx. 150 cm, with a slatted curtain in front. Next to it a small room for laundry collection. There could also be a supply of toilet paper etc. Accessible from all private rooms.
    [*]Master bedroom with “master bath” ... walk-in shower, 2 sinks, 25 cm deep storage for cosmetics etc.
    [*]Staircase at the end of the hallway with storage underneath for vacuum cleaner, mop, small kitchen supplies like drink crates etc. Centrally located in the house. The staircase has windows with a 165 cm parapet height towards the living/dining area .. so light comes into the hallway
    [*]Then kitchen/dining/living area, with a large island, generous space for the dining table (drawn in as 100x200 cm) and a quiet corner for sofa/TV/sound that doesn’t disturb anyone, since wardrobes are also located towards the parents.
    [*]Upper floor towards the southeast with an open play area with approx. 110 cm high railing around the staircase, 2 skylights and the windows towards the southeast.
    [*]Then the “order corridor” with 4 closets each 2 m wide, also 2 m high, you can always get such things cheaply and here everything that can be stored well in closets can be kept. Special wardrobe, seasonal decorations, games, files etc. On the right and left “disorganized storage,” so more like things such as skis, suitcases, surfboard, and whatever else you might think of.
    [*]Towards the northwest then the home office room. A guest bed with 140 cm width would also fit. From there you can also quickly inform the parcel delivery person if you cannot get downstairs quickly after ringing the doorbell .
    [*]In the attic, I would provide water/WC connection (red outlined). With redesign, you could easily fit 4 rooms and a small bathroom there. And since the master bathroom is directly below, it shouldn’t be so complicated.

Generally, I still find my first variant very desirable. There I planned a gable roof with 22°.
