I often do that too, just without the dryer. but many don’t want to run the washing machine when they’re not home, in case it leaks or something.

1. I have read everything.
2. I do not know who owns the property now, as you only wrote that you reserved it over three months ago.
3. The ownership does not matter for the contradiction between the detailed planning and the lack of knowledge of the geometry.

Fascinating. You still don’t believe it!?
If you base statements about the geometry on WebAtlasDE, the contradiction regarding the other side of the street still remains, which also has bends but is shown as a nice circular arc with the specified radius of 53m in the developer’s plan.

In your floor plan, I find the living room very small. I like the rest very much. Especially the solution with the garage is top.




I can only get the plot together with the house. If it were my plot, I would also know the exact dimensions and size. To be honest, I also relied on the developer to have the exact measurements.

After the current pictures from you, I believe it now.

Dear Kerstin It does come across a bit persistent, how the woman has to do the laundry. And yes, in a household of four with children, many things just happen differently. But they don’t have to. It simply doesn’t matter. You yourself write how you personally handle it. But everyone has their own quirks, which is why I also used my ritual as an example: with us, nothing hangs out overnight either, nor are we disturbed by supposed noise from the washing machine. Furthermore, I would like to mention that this is about a bungalow. In a bungalow, the zoning of the rooms is of highest priority so that each resident of the house has their retreat where they can unfold themselves and their personality. And with that, noises such as washing machine, shower, or conversations from the next room are to be expected. Whether one should decide on a bungalow given a home cinema system, lots of evening guests or a passion for music, or too much sensitivity to noises that arise from normal living and housekeeping, I personally consider this doubtful. I personally also prefer a south or west window. But I am not the one here assuming twin characteristics for two children, and so children’s rooms are arranged accordingly, priority of course before a parents’ bedroom, but still subordinate to basic life processes. If a children’s room happens to get the dreaded north side, it does not mean every child will have suicidal thoughts in that room. A bungalow is basically a better apartment. That you will more easily get under each other’s feet is self-evident. Whoever expects otherwise should build two levels. I personally am also a fan of bungalows, but I have to say that personally, two of us require more space on one floor than on two, so that I also have some time to myself. Regarding the basic zoning, children’s rooms with similar interests are well placed together, the family bathroom between or near the bedrooms. With an extra toilet, you could make a separate small bathroom for parents or children, the utility room or storage room has to function. Ideally, bedrooms should be separated by doors. Consider terrace use in relation to bedrooms. If you use a general red thread or check off a list when designing and weigh every unincorporated point on a gold scale, you will never reach your goal.

I would simply set the house with a standardized garage at an angle, that means parallel to the northern property boundary. This has the advantage that you get even more western sun in the lower part of the house and a more interesting terrace design results in the south.

Regarding children's rooms in the north or south:

There is absolutely no general rule: south and west rooms are certainly more cozy due to daylight. But if the south window has only about 10% window area, then the north window with 20% will certainly surpass it. But honestly: two identical rooms: one in the north painted in pastel colors, light furniture and carpet, the little selected toys are put away // the other in the south, white walls, dark blue carpet, the rest colorful and messy, Elsa meets DiddleMaus... which one is cozier?

You mean like this? This is a proposal from an old draft. So ignore the room layout. As you can see, the house then has to be set quite a bit forward.
