Here is a top view from an old design with a 35° roof pitch. You are right when you say the roof is very high compared to the ground floor.

The builder said that the costs for increasing the pitch from 25° to 35° are manageable. Do you see it the same way?

What do you think about raising the knee wall and only using a 30° roof pitch?

I simply have ABSOLUTELY no opinion on the hipped roof for the intended purpose .. and I am not familiar with the costs either.

So, now HAR/technology reduced, because I really only think HAR/technology there, so that should work. Instead, the general bathroom with tub and large shower. Storage space is otherwise possible in every nook and cranny of the house.
... and your floor plan

You asked what I don't like

[*]Staircase directly next to the front door
[*]2nd bathroom directly next to the front door (in my version there would also be the possibility of creating a vestibule)
[*]HAR in the middle of the private rooms
[*]In general, I am not a fan of 10 m wide and 4 m deep rooms where cooking/eating/living are lined up
    [*]The hipped roof
[*]That the entrance to the house is so far back on the property

No, I cannot recognize my words in that. What I said was this: Besides, I still consider the fixation on a bungalow to be misguided; Kerstin’s proposal in #38 to be successful; much more than 30° DN here to be nonsense; and a gable roof to be very worth considering (would a staggered shed roof also be permitted here?) – a barracks look does not necessarily have to result from this.

The builder wants the utility room to be at least 10m². Can that be achieved together with the large bathroom?

First of all, thanks for your feedback. I agree with the following points and see them that way too. Honestly, I couldn’t think of anything better for the living, dining, and kitchen area than to make it about 4.5m deep and 10m long.

[*]Utility/technical room right in the middle of the private rooms
[*]In general, I’m not a fan of rooms 10 m wide and 4 m deep where cooking/dining/living is lined up

I can live with the other 4 points.

The entrance to the house could be positioned further forward but that has the disadvantage that the bedroom then “shifts” next to the living room. (I have a sound system in the living room) That is also the case in your draft. I could probably live with the bedroom being directly adjacent to the living room since my wife and I usually go to bed at the same time.

Furthermore, my design still includes the cabinet in between

The contractor should show what he wants to do in the 10 sqm. There is no need for a washing machine/dryer, no storage room, nothing.

Ah okay. If you swap the utility room and the sleeping area, I could live with that well. According to the builder, the utility room should be at the front of the property, as otherwise it would be more expensive.
