No speculation tax is due. I recently had to admit defeat in a discussion with , as I also assumed that you had to have lived in the property yourself for 3 years. However, this only applies if the property was previously rented out. If the property has been owner-occupied from the start, it is enough to have lived there for one day. However, I would indeed roughly calculate any prepayment penalties. After 3 years in the condo, quite a bit adds up when selling.

As I said, I'm not an expert. I just had a quick look again, really just briefly and quickly, and it said three years with owner-occupation, ten years with renting. Oh yes and edit: if you sell the property at a profit.

I looked it up. It apparently existed until 1999, so a relic of the past. Basically great!

Yes, Google says that the speculation tax is not an issue. I'm more concerned about things like the [KFW] and [BAFA] subsidies. And yes, early repayment penalties would probably also be an issue. Although the property probably gained some value last year, so the sale price might cover that. Not sure.

What's going on with you guys? May one ask or is there a thread about this? Moved in since October and already having such thoughts? :-( You hardly had time to enjoy the house :-(

Fingers crossed that everything goes well.
