Stop with the nonsense of planning for the distant future. It only costs money and quality of living. ==> Where is the enclosed staircase for the division into two apartments? 2x separate electricity? 2x complete bathrooms upstairs and downstairs? Preparing 2x kitchens? Preparing heating for two apartments? Besides that, I don't understand the floor plan. Nonsense in new buildings. Not the ventilation system, but your idea. Central for the entire house—then please also plan directly for two apartments. Jack-of-all-trades don't exist even in real estate, especially with limited space and budget. Plan for today and the next years with the family.

Did you make a typo there? Basement yes or no?

Where is the street? And in Austria you certainly also have to comply with distance regulations. Where would the parking space be?

About the design:
it's somehow just an apartment. Without a storage room on the ground floor, view from the toilet into the dining area and vice versa, bathroom/bedroom in the south.. somehow not developed at all.
I don't really believe in planning 2--3 generations in a house at the same time anyway. When children are grown up, they might also want to come for a sleep visit, the grandchildren find a room for themselves, which otherwise can be used as a sewing or craft room or sports room. I myself am already at an age where the child has left the house, and my husband and I have more needs than just having kitchen, living room and bedroom. Besides, you constantly have to go to the basement here to take care of the daily work. No no, this is not comfortable or practical for everyday life.

With a granny flat, 2 parking spaces is correct.

The street runs parallel to the right and top edges respectively. The development plan states that 25% of the property may be built on. Building height up to the parapet is 6.5m and then another 3.5m.

Building services are planned in the basement at the bottom left, below the kitchen. Good point, I had forgotten to mention that.

Regarding the enclosed staircase. The "option" of a granny flat is supposed to exist. Upstairs and downstairs, an apartment door can then be integrated respectively. Before that, it is a single-family house and thus the access to the stairs can be without a door. You could also do it so that downstairs you omit the door.

I don't imagine the separation of the heating and electrical systems to be that complicated, because I need them anyway whether it's a single-family house or a two-family house. It’s different of course if the kitchen installation also has to be extended upstairs.

What exactly don’t you understand about the floor plan?

Regarding the central ventilation system. It is considerably more expensive than if you provide two decentralized ones directly where you need them, namely in the living room and upstairs bedroom (for a granny flat the decentralized ventilation would then also be in the living room).

The idea was also to orient the living room to the west. I don’t find it so bad that the home office is on the ground floor facing south. With a granny flat, it is the bedroom that faces south, which isn’t optimal, but I didn’t have a better idea about that. I’m happy to hear counter proposals on how to improve the floor plan.

Is the design really that awful?

The parking space would be, pro forma, at the bottom right in the corner. I know it’s too far to walk to the entrance. However, parking is always done in designated parking spaces on the street. Having a car in the garden would only reduce the garden, and it’s not exactly huge anyway.
