Sure. I'll now talk about the urban area, as I have already done developments there. Even if you consider the "border area" to Luxembourg, it is abnormal what prices are demanded in villages there. For example, Merzig Ballern. An ugly new development area parallel to the A8 cost 220€ per square meter four years ago.

At first, I calculated something similar to you. Unfortunately, I then had to realize that my calculation simply missed the large double garage.

So I don't want to discuss prices, etc. As I said, I wish everyone well. I would also like to contribute much more of my own effort, but unfortunately, I lack the time.

My impression is that the more the offers are distributed, the better prices can be:
Electrical was 28k the most expensive
Static was 12k to 1.8k
Shell construction was 90k the most expensive.
Roofing was 27k
Earthworks 27k

I didn't find the garage particularly expensive and it was included everywhere.

By the way, the building permit is still missing. It has allegedly been stuck in the mailroom for 3 weeks...

In other words: nothing has been built yet – the "construction report" is currently only the status of the offer amounts, with naturally no overhead hours included yet. Billing is done at the end, and one should not praise the day before the evening. In view of that, attempting to question the myth of some oft-cited mass price is probably more of a disservice ...

I think it is obvious that the earthworks are completed and the construction company is beginning with the site setup. Next week [wird Eingeschalt].

My main drive is only to prove 11ant wrong. The actual house is then just a nice sideline.

Some people might think I just took the cheapest companies. But that's not true. For each trade, I went through all the offers I received. I wrote down all the points and compared the offers. Then I researched what was behind each point and acquired basic knowledge of the trade. Then I had the offers changed and negotiated. Additionally, I calculate 10% extra costs for each trade.

Of course, doing it myself also has a cost, but what is the price of an hour sitting in front of the TV in the evening? Honestly, I enjoy doing something like that more...

I’m keeping my fingers crossed that there are no major blunders in your "layman" tenders. However, I assume you'll do pretty well with the costs (there is still a 10% buffer). I’m currently working on a project myself – core renovation of an existing property. But I’ll mention the prices later. We all know the discussion "that doesn’t fit anyway"...
