For BAFA funding you officially need the ERR... that's correct...

I clip the pipes to the wall with retaining rails and then they are simply plastered over.

So I calculate with
20m/m² pipe 17xx = 14 € /m²
pipe holders 3 € /m²
+ additional plastering costs which I haven't requested yet.
+ 20 € additional costs for the distributor per circuit

The wall construction is then about 20 mm more plaster

So at least I can say that the price per m² just became about 9€ cheaper because of the discount.

The ERR is always mandatory according to the Energy Saving Ordinance. You can apply for an exemption...whether that is successful remains to be seen. ERR obligation has nothing to do with BAFA or KFW funding. Whether someone checks it is another matter.

I didn't write anything else.

But it is also not true that you only need it for BAFA or KFWsomething.

Cool that you are reporting diligently here. You are planning even more owner contributions than we are.

For comparison, our owner contributions in case you're interested

- Complete electrical work
- Wastewater
- Rainwater
- Upper floor flooring
- Roof and ceiling insulation
- Vapor barriers for roof and upper floor ceiling
- Flooring of finished attic
- Drywall screwing, filling, sanding
- Window installation
- ETICS + exterior plaster
- Painting
- Outdoor facilities
- Cistern

Currently, we are screwing the drywall. In total, there are surely over 1000 hours of owner contributions.

Only ground floor + upper floor cost us €1700/sqm. If I add the finished attic with its approx. 40 sqm, it is currently €1350/sqm. Since we only have owner contributions left until moving in, this will not change much.

I am very curious if €1200 will be reached in the end and where you had to make compromises to achieve that.

Please keep reporting! Good luck!
