I partly agree with you, at least to some extent. But I think it’s actually the opposite of what you believe. I really want to build a house and the reason for getting so distracted might be that I already have the finished rooms in my head with a pool table in the basement, a pantry with wooden shelves, a nicely lit straight staircase,... and then it just doesn’t work out the way I imagine and I get pretty annoyed and pissed off.

Without a basement, I also see the storage issue as a problem, but that wouldn’t be a dealbreaker. If I look at our office and the two basement rooms, they are actually overflowing with tools, garden furniture and equipment, skis, tires, jackets, shoes, paints and varnishes,... A room behind the garage fills up quickly and we don’t even have kids yet. Sure, you could sort out and throw away a bit, but not more than 10%.

Well... we had bulky waste collection before the move. You wouldn't believe what we threw away because we downsized from 140 with a basement to 108 without one. It balances out.

Is #180 the final draft? No wonder you want a basement! You wasted all the space on hallways.

Hello, these are still all drafts and drawings from me and not from the architect... That's why we currently don't have a solution for the problems mentioned by ypg.

If you are going to the architect anyway, then let them figure out how to fit all the necessary above-ground rooms and additionally space for two separate retreat rooms. That’s what they are paid for, and if you go and say: we want this and that, not this or that, and everything must fit without a basement - then the architect might come up with ideas for you that you would never (anymore) think of, because you are already too stubborn.
