Cost of enclosed space. First draft discussed with architects

Regarding your numbers.

- I find surveyors expensive; we paid 1,900 EURO.
- The second notary fees for the land charge order including registration also seem too high to me.
- Electricity/telecom and water connection cost us almost 5,000 EURO. We chose a multi-utility connection here. And the earthworks are not included in that.
- Earth removal is estimated far too low. Do you already have an offer for this? We were at almost 12,000 EURO for 450 cubic meters. Unless you really only have to pay for transport and maybe a farmer or someone else takes the earth off your hands...
- We paid just under 2,800 EURO for 2 revision shafts.
- Soil survey with 6 drillings up to 7 meters deep was 2,400 EURO including chemical analysis.
- Energy consulting costs are similar for us. If you actually build to [KfW 55], you get 50% back from [KfW] as a subsidy.

That’s a quick rundown.

NRW named us 3 architects costing 340-360€ /m³.

They also offered to work without execution plans.
That works too, if the contractor and architect have been working together well and for many years.
But it is not really "official." They are basically trying to save money here and there.
Also, the architect avoids liability this way.
The contractor supervises himself, or the architect supervises his close partner, but only according to performance phases 1-4.
If something goes wrong, you are the ones screwed.
If everything works, you did it right.
How much security do you want?
For me, it was too risky.


"Umbauter Raum" usually refers to the exterior dimensions of the shell.
Let's say base area 10x10m, basement, ground floor, 45° gable roof = 2.5 stories each 2.60m high
= 650m³ "umbreuter Raum."
The house costs 300,000€, that makes about 460€/m³.
Usually, the costs still lack land, acquisition, own services (e.g. painting, flooring), any additional and development costs as well as kitchen and furnishings.

The 132m² are calculated without the basement, right? Whether the construction costs are accurate or not, I can only believe it, not verify directly. The total value seems to me not too low at >300,000€. The indication of costs after renovation per room is always a value where you have to trust the architect. We have the "luxury" of a fixed price. Ultimately, it would also be important to look at the scope of services as detailed as possible and up to the point of move-in readiness.

There is already a separate collection thread about construction costs that many have already responded to. In principle, the costs seem plausible to me so far. The garden depends on whether you really have that much done.

For kitchen and furniture, I would budget more. Have you considered an upgraded bathroom equipment? Usually, you get a toilet and sink. If you want a different sink or a vanity underneath, it immediately gets four-digit more expensive.

It will be built with a basement.

@Garden: The plan is to use the basement excavation to level the slope, hence the high garden costs.

@Bathroom: Toilet and sink are not enough :-p
