What might also be an idea for you is to only have one cantilever/bay window on the ground floor and not on the upper floor? (With two full floors, that usually looks good) For example, around the corner by the living room or at the entrance. There are also various houses and floor plans to be found online.

By the way, there is also a long thread here in the forum about the pros and cons of having a basement or not. Many good arguments were made in both directions.

Hello everyone,

quite some time has passed now and in the meantime we have come to the conclusion that we want to do the planning of our little house together with an architect. We simply noticed that we don’t get any further when we go to a company with self-drawn floor plans and they just copy them 1:1 etc.

Now we have received a draft from the architect and would like to hear your opinions on it again and whether you perhaps have any comments that we have overlooked.

In advance, the "wart" is gone It stopped appealing to us ourselves at some point

EG:
We already like it quite a bit, only the entrance area is not yet as we want it. There should be a bit more light coming in here so that it becomes brighter and friendlier. Therefore, paint the storage room and move the WC somewhat to the left on the plan and make it narrower so that light can come in from the east. The door to the WC should also, if possible, open inward and not outward.

OG:
We like it quite well so far. The layout fits, children’s rooms with 14 sqm and especially of equal size fits as well. The bathroom will probably not be a T-solution after all, we don’t like it that much and the shower might be a bit dark. But on just over 10 sqm a solution can be found.

KG:
Here just make the planned office or guest room a bit bigger, since a light well is planned here. Otherwise, the rooms fit as they are.

Views:
They are not final yet, since the window arrangements have not been finally discussed yet. We wanted to do that once the rooms fit in terms of the floor plan, but in principle the house is supposed to / will look like this someday.


Now I wanted to ask you what other comments and possibly suggestions you have.

The floor plan doesn't look too bad at all
however, I think there is too little window area in the children's rooms.

I also find the children's rooms a bit too dark; without significantly changing the floor plan or exterior appearance, you could simply make the floor-to-ceiling windows twice as wide and they would become nice, bright rooms.

Overall, especially when I look at the exterior views, I think the use of windows is very sparing. I like these bands of light, but in the bedroom it would also be too few windows for me. The bathroom window is also too small for my taste.

Instead of the band of light for the staircase, I would consider a window spanning both floors here (possibly narrower).

I find the exterior views quite oppressive this way...

However, I am also a window and light addict. That's why it would simply be a bit too dark here for me and the windows overall too small. On the south side, you only have the shorter tip of the kitchen window that wraps around the corner. If the furnishing in the plan is correct, then I would rather consider (even though it’s the street side) enlarging the windows in the living room (towards the dining area) and then adding a sliding door to the south, and making a wall where the window is currently on the west side. The terrace should be bigger than currently drawn, preferably extending around the corner so that you can go out on both sides. That also has the advantage that you can get out from the kitchen fairly quickly, for example, to get herbs from the garden. But that’s a matter of personal taste. It will be bright down there anyway. But such large west windows without a roof overhang need good shading, otherwise you’ll have a sauna down there in the summer evenings.

Windows in the kitchen: these corner windows are trendy right now. Here I don’t find it so optimal. I would probably rather make a band of windows across the entire work surface on the east side, and it should be a bit above work surface height. That makes the work surface bright and when you sit at the dining area, you can look outside very well, but people looking in from the street can’t see your face.

What I don’t quite like yet is the hallway. It’s really very narrow. I am a fan of storage rooms, but here I would consider whether to do without one and instead make an open wardrobe in the niche and then store the coat-related stuff etc. in the cupboards. If the four of you come home and the first person takes off shoes and coat and immediately tidies it away (because you’re being exemplary *g*), then he blocks those coming in behind him. With the niche as a wardrobe, this will be somewhat relieved.

But otherwise well done! Great that the wart fell off.

So, I also find ... significantly better.

But I would spontaneously swap Cooking / Living right away and for that eliminate this strip of windows precisely in the south and at least plan one large window for the living area.

Especially for the upper floor, I would like to see more dimensions. Some areas look quite tight.

Hi and thank you very much for your feedback. Unfortunately, I was a bit busy the last few days and am only now getting around to responding.

In the meantime, we have discussed the draft plan again with our architect and made some small changes. We like the layout of the rooms as well as the size of the rooms and also the exterior view very much by now, and therefore have no further change requests for our architect.

Are there any comments or suggestions from your side? Some things are certainly a matter of personal taste and might not appeal to everyone, but every opinion is gladly heard and every feedback is gladly received.

Brief description of the changes compared to the last draft plan:

Basement:
The door to the technical room now opens inward, and the office/guest room with the planned light well was slightly enlarged.

Ground floor:
Above all, we did not like the entrance area yet. We removed the storage room and made the hallway a bit wider and moved the wardrobe into the niche next to the entrance area.

For the stairwell window, we decided on narrow elongated windows from the ground floor to the top floor. We really like them in the views and they give a modern touch.

The corner window in the kitchen now has its longer side facing south to get more sun here.

We also considered swapping the living room and kitchen, but we like the layout better as it is, because then the kitchen faces the street and the living area has more peace and the nicer view. The path from the basement to the kitchen is also shorter this way.

Top floor:
We didn’t like the T-shaped solution for the bathroom because it made the bathroom feel a bit cramped. Together with our architect, we have now found a solution that personally appeals to us very much and uses the space well. The corner window might be a personal preference, but we find it a certain highlight in the bathroom and well integrated.

The floor-to-ceiling windows in the children's rooms look somewhat narrower in the views than they actually are; they are 112 cm wide and should provide enough light and brightness for the size of the rooms.
