Does the GU submit the demolition application?
Plan with buffer
We had an offer for the complete demolition
We had offers for the foundation slab and then an additional five-figure amount was added
Manure pit was larger and the backfilling was forgotten to be calculated
Surveying didn't fit, we had kept the old retaining wall
Afterwards it was leveled and we had to go down a bit more
Sealing the roof of the old basement - about 3 times as expensive as planned (it also took months until we found someone)
Sealing and plastering of the old concrete retaining wall was forgotten

Ok, if nothing more has been discussed yet, the architect should ask some questions. Think about your hobbies, what distinguishes you, what you value.
See how the architect approaches it. Does he really try something individual or is he looking whether model house a or b fits better.

Your construction project is somewhat more complex than model house a on a flat plot

Before an excavation demolition, I would always check whether the existing basement can reasonably remain (foundation, house connections, storage room: then all questions are already checked off). Demolition and soil replacement are nowadays regularly popular surprise packages where one cannot calculate with enough certainty.


With the general contractor, the latter is preferred. If such a type house fits, that is good; individual planning is emotionally overrated. However, the more changes/adaptations a type house undergoes, the better you are off with consistent individual planning. The type house is only worth as much as its routine of tested details outweighs the relinquishment of personal desired details.

The demolition may possibly also be carried out by the [GU]. Unfortunately, the basement cannot remain, as it is only a half-basement and also only partially cellar. This would then not be economical for the insulation of the slab to be considered.

Just wanted to give a brief feedback on the appointment with the architect and sales manager:

The conversation lasted about 2.5 hours and was very friendly and pleasant, no sales clichés. The local conditions were inspected and detailed questions were answered regarding the elevation profile, drainage, pipelines and connections, building orientation and height, carport & garage, etc. The remaining time was used to roughly receive and sketch wishes and ideas for room design.

Good feeling, nice preliminary work, now just wait and compare offers.

Just occurred to me, is it known where wastewater goes into the sewer, and from where water and electricity come onto the property? It was a bit of a hunt for us. My mother still remembered something, my great-uncle, and fortunately an ancient man from the village. Then it all fit together. It was a mishmash from different construction phases. Neighbors had to have the sewer inspected. If the GU architect does not handle the demolition permit, you need a second architect.

Is it even clear whether a demolition permit is required? (Wir durften ein Einfamilienhaus einfach abreissen, war klein genug)

And for the pipes, you can usually (?) get a sewer register and pipeline plans

If the votes. Neither with us (which I can still understand, as much of it is from before the war) nor with the neighbors, now ex-neighbors, was it correct (the street was from the 80s, so it should fit). Is it possible without? I don't know anyone who has demolished a house without permission. Ok, with us it was more, but even the mini estate house, 200 meters as the crow flies away, needed one.
