Very first floor plan draft of the ground floor

For us, it was a somewhat bigger matter...

From my parents' plot, 5 new plots were created:

Yours still own, ours, one for my sister, one for a turning area, which is necessary for the neighboring plot, and one for a private road for the neighboring plot.

Additionally, the aforementioned neighboring plot (belongs to my mother and my aunt) was newly surveyed and the boundaries were drawn at right angles to each other for better buildability.

I then just drew all of that into a plan the way we wanted it, which was then submitted with the application to the surveying office.

We marked the most important boundaries ourselves on site, after which the surveying office also followed that.

Apart from the price (which was already clear beforehand), everything went exemplary.

How much did the surveying cost then, if I may ask?

All in all, it was about €6,500.

The Bavarian Surveying Office provides a leaflet for land surveying. Just google it exactly, and you'll find it.

That already gives a pretty accurate idea of the cost.
Then there are the costs for the boundary stones, which I can't tell you now, but it wasn't much.

Hello, I just had to quickly jot down an idea that has been swirling around in my head for days...

Why not just use the stairs as a room divider?

What advantages and disadvantages can be expected here?

A straight staircase requires relatively a lot of space. This might not be so noticeable on the ground floor if an open floor plan is desired anyway. However, it becomes interesting on the upper floor how to properly access all the rooms (but it can also work well!)*

what was a dealbreaker for us: if you want a basement, either the stairs leading down to it are from the living area or the stairs going up to the upper floor. This was not an option for us

*therefore, it is best to consider all floors together - otherwise you might fall in love with one floor and then have to realize in horror that another floor does not work at all

As a room divider, does it in no way mean a supporting wall? In your drawing, however, you would then be able to look from the sofa through the stair steps to the stove. That may not be disturbing in other floor plans, but not everyone likes the restlessness of the stairs behind them. Also, you wouldn't have peace in the living room if other family members (children!) use the stairs dozens of times in the evening with friends. In your example, the TV technology would be open at the back, and dust falls through the open steps onto the TV – concentrating on the TV is no longer so easy. By the way, an open staircase can also cause structural problems, because somehow the ground floor ceiling has to be supported. With load-bearing wall panels, however, a staircase can always be used positively as a room divider – just not for every lifestyle and family style. Regards, Yvonne
