Naturally, the question is where you want to build? Accordingly, the land costs. Roughly, I would calculate: Grundstück ? I think the option of financing both now is not reasonable. He would then pay commitment interest on most of the loan after X months of free commitment time. Above all, he doesn’t even know now how much he has to borrow in total, because he certainly does not have a complete plan and cost breakdown for a house yet (and rightly so – conditions and prices will change again in three years). He also doesn’t know when he wants to build – maybe he would pay the commitment interest for 5 years.

Finance the plot with a variable loan and reduce the credit as much as possible until the house is built. When it comes to financing the house, you remain flexible in the choice of bank with the variable loan (possibly redeeming the remainder with the large sum). However, interest rates will probably change until then – how much (?)

But please consider and reconsider the advice from : There should be no fixed building deadline (timewise) for the plot. And: your life situation can still change. With a plot you are tied down somewhere (unless you can sell it – but you might have to pay speculation tax on any profit). Changes in job/career, in the relationship (she doesn’t want to live there), etc. can occur.

I will take my parents with me, as my father requires care. I would still have about €700 per month available from them.

So I would probably take something finished if possible. I am open to that. Only a terraced house is not an option for me.

Would €350,000 + additional costs be realistic?

Hmm, I'm a bit confused right now, because according to Interhyp, more than 250,000 is not possible. Even after the car loan is paid off in 4 weeks.

If you can afford a monthly payment of, for example, 1000 euros + your own capital, you will reach 250,000 euros (maximum). If you can afford a payment of 1400 euros + your own capital, you will reach 350,000 euros (maximum). However, these are estimated values and only serve as a rough guide and orientation!
