By left do you mean right? Or northeast?
No one will probably plan a utility room in the west. The west should be reserved for living rooms.
By left I mean NE. When you enter the house, on the left hand side.
Well, actually you said something about waste. But I too actually think that the house, i.e. the house size, is being asked for too much.
What should we leave out?
Basically you now also have a terraced house: the west side has absolutely no window... why not? The west side is important. In summer the sun sets in the NW... You have that as your plot!
We need and also want walls as surfaces to place things on. We also considered a small narrow corner window in the SW. We will enjoy the sun then on the terrace.
This current floor plan is actually one of the most common discussed here. Always with different measurements and small changes, but that is the point.
You have to imagine the rooms furnished with existing furniture: the space for the dining table is not exactly wide. But it can suffice with dainty chairs.
Living room: 2.90 meters at the narrow end, 4 meters at the window side. Funnel-shaped and the armchair user watches the postal bus – has more disadvantages than advantages.
That hits it pretty well. How can it be done better? Except adding 3 meters...
So consider how it will be furnished – with the back to the window or giving up a 3-meter sectional sofa?
We would like to look into the room and garden, therefore rather not with our back to the kitchen, although the wide wall would be more comfortable than the niche.
Now I’m also confused: access is „from the left“, but you drive up from the north?
Why plan like that? I would put the garage/carport in the NE... Is an approach from the east not possible? Otherwise the parking spaces in the north...
The access was taken over by the former plot owner as part of the private road. The utility room marked there, in the east, ideally must remain as is, which does not offer much flexibility.
Back to the house: The walk-in closet has 75 cm between the wardrobes? That is too little. Feeling of space from the bed? Not so great – openings everywhere.
How wide is the bedroom? The dimensions are not visible. Storage room is missing upstairs. The T in the bathroom takes away space from the small room. There are only corridors.
Also the kids’ rooms have no windows on the side... :(
Why not?
I would go slimmer, entrance from the east, elongated open plan with kitchen in the south.
Double half-turn staircase saves space.
