Ok, you can possibly google that on Maps, but what comes up for me now is the approximate central position of the oak tree. If that is the case, 6 meters remain for the house if you use the entire possible length. That means a built-up area of 96sqm, leaving about 160sqm of living space in two stories. I don’t see any possibility of creating windows or living space in the driveway of an underground garage. Did you buy the plot from the municipality? Then I would withdraw from the purchase contract if you cannot come to terms with the 6-meter width or if you are financially dependent on a granny flat. Two-thirds of the plot is undevelopable..... in my opinion the municipality has a duty to disclose this.

If the small change is available, I would go for it, but in this case, I rather see the construction in the unproblematic Tuchmacherviertel.
