Well, I understand sympathy differently. Some forum members have more or less portrayed me as a fool. Anyway, let’s leave it at that.

Financing is not the issue. At first, I just wanted ideas for L-shaped building forms in general. Later, I wanted to bring in our property with its dimensions and quirks.

Yes, of course I want help. Otherwise, I wouldn’t have started this thread. And indeed, I have received quite a few helpful hints from colleagues here. Thanks again.

... then get down to business ... we need exact measurements ... where exactly the oak is, etc.

And then sketch how you imagine it. Your underground garage also needs a reasonably decent entrance with not too steep a slope, otherwise there will be problems with the car's front spoiler, etc.

Well, if after several requests for a sketch nothing comes from you, and our surveying expert admits the possibility of construction but it's obvious that you can't really get creative there, you can certainly ask yourself what this still has to do with the granny flat, light coming through the driveway of the underground garage, etc. And if you yourself label yourself as an amateur with puppy protection, others here will clearly point out that your dream house, as you imagine it, will probably remain a dream.

You shouldn't be surprised if at some point you're called a resistant-to-advice idiot when everything has to be pried out of you here and important things are simply withheld.

No one has portrayed you as a fool. The information you provided along with impressions from photos/aerial images simply raise doubts about the feasibility of the project. Nothing more, nothing less. You must not take this personally or feel unfairly treated. This is purely objective and based on the matter at hand.

I would be glad if you show us more information / sketches / plans etc. of your project; I think you can only gain, since the tips here in the forum are free and any criticism is ultimately constructive for you.

I really hope for you that this is not a pipe dream. If the saying about the chainsaw was meant seriously... then it will work... but it’s a shame about the tree!

Do setback areas not also apply underground?

Unfortunately, I can no longer edit: I had a lapse in thinking.
