I think the tree is even further east. Or how did you measure it?

Rule of thumb ... just shows that the trunk center must be at least 18 m away from the east boundary to somehow still achieve this 367 cm internal width ... less than that would really be tight.

Can't the garage be built above ground on the boundary?

By rough estimate, the center of the trunk is about 15.5 to 16m away from the northeastern corner.

Is it actually a problem that the land is designated as garden land/agriculture and not as residential building land on the cadastral map? Has this been changed or is there a positive decision on a building preliminary inquiry? It keeps getting better.

I have marked the lengths of the boundaries in the screenshot. We just do not know exactly where the oak tree stands. However, in my opinion, this is not significant. The further west, the wider the right part of the house becomes; the further east, the better the southern part of the property can be used. In the end, it is a zero-sum game regarding the buildable area.

I don’t find it funny at all that there is more focus on the tree than on the house itself.
Already in #10 or 12, the room program is being asked about. Escroda asks for sketches.

In #18 Escroda talks about a 7-meter oak. Katja makes it a 14-meter oak in #37...
And everyone jumps on that because Google took the image with leaves.
7 meters is different from 14 meters. I do think that diameter rather than radius is being mentioned?

The OP asks for floor plan ideas in their initial post... Katja, Kerstin, and I are waiting for information that hasn’t come... we’re not going to make up wishful measurements now.
Is something still coming? And then please again on “not exclusive, but expensive,” to be able to address the style.
