"Hidden defect?" We were aware of the problem with the tree.

Below the setback area to the neighbor, we are planning the "underground garage".

It can certainly become a showpiece. When I said that we want to keep it simple, I meant it in the sense of simple elegance/modernity, not cheap construction.

Well then. Before you start attacking everyone here who has put effort into this and shown sympathy by thinking about your property, and before you fail to respond to Escroda’s request to post sketches of how you envision it, maybe you should take a step back. The forum members, including myself, can only respond to what you post here yourself. This includes drawings of the property with the potential building envelope, as well as information about your ideas or financing. However, all of this is very sparse. It seems you don’t really want help. That’s a shame, because there could be a lot of input for you here if you shared a bit more about the desired house or the dimensions of the property. With your minimal information, of course, a lot of unnecessary posts arise.

And I am talking about entirely unconventional building methods that have their pitfalls and are more likely to be classified as a collector’s item than a residential house you can move into within three years.
Whether elegance can be seen there or the expensive construction might look cheap is not up for discussion with me at all.
