Of course, one could try talking to the neighbor to see if they would waive their setback area and allow edge development. Maybe could be asked if that's feasible. Then you could build a very narrow house. Something like this from Schwörerhaus (apart from the terrace and the fact that it’s not a slope:



5.60m wide.

Oh, there are really great projects where a house is built around a tree that is then integrated into the building. But well, that just costs money. I have also seen great narrow houses, personally I would be bothered by the many floors, I'm rather lazy.

I wouldn't mind an oak tree in our garden either. But 200sqm is not enough for that - and if I plant it now, I probably won't live to see it reach the size where it looks nice. That's the downside of new housing developments. So basically, I understand why people buy a plot with existing trees...

According to satellite images, however, they have their garden with a terrace there. If the OP now builds along the border at the southern tip of the property, that’s the end of their evening sun. I fear their willingness to compromise, along with the registration of the setback areas in their land register, will (if it works at all) not be exactly cheap. Which of you would agree to that in the neighbor’s position?

I think we should first give the OP some time to breathe.

Whether the house can be 1.50 or actually 4.89 meters wide cannot be determined by Google images.
A mistake has occurred; whether the sale by the municipality was against good morals could be checked.
I believe the oak tree was simply underestimated. A building plot must be reasonably buildable. And yes, an architect would now dare an experiment here, but that does not help the OP, because it is not supposed to become a showcase project, but a residential house that should be ready to move in on time.
The OP has paid a lot of money... if someone made it clear to me now in such a thread that my plot is not buildable, I would have a day I would gladly erase afterward... the only glimmer of hope is that a) was mistaken or b) the measurements are actually different.
Possibly the oak tree can be pruned?

Anyway: we now first give the OP some time to vent and later clarify eventualities.
My suggestion!

I don't think he's complaining for long. I rather suspect that he's already glued to the seller's side and has booked the first appointment with the lawyer.
