Looks good, I think. Nice open-plan kitchen - I really like that. What I don’t like so much are the windows or rather their lack along the entire top front. I would have left out the view of the garage instead.

But it’s not quite the full 8.20m distance, is it? Was the architect able to negotiate anything with the tree administrators?

Has he already threatened with a price?

I can't find anything shabby about almost 50 sqm for cooking/living/dining and nearly 18 sqm for a children's room.
There is already a lot of nice stuff there - more details will surely come from the professionals.
Disparaging/derogatory comments say more about the person making them than about your design.

Yes, he hasn't incorporated that yet. My wife would like an additional workspace in the area of the stairs, which should be parallel to the countertop at the window. And if then our table with 6 chairs is placed parallel to the sliding door to the garden, it looks even better.

The L is actually too long. The length of the window facing the street would be sufficient.

He has filled the living room completely with seating furniture, which is why it looks even more cramped. But we only need a small corner sofa. On the east side, we would prefer a three-part, floor-to-ceiling window. The view is of the neighbor’s beautiful, large hedge...

Then it's good. I thought you had once written something about whether a few centimeters could be taken off or something like that. It is important that you take the floor plan and draw your furniture to scale. Kitchen, how about a large peninsula with a view of the tree?

I think for the special situation (schwieriges Grundstück) the floor plan didn’t turn out that bad at all. And of course, 100m² plus basement can also be sufficient.

That would have been my first suggestion as well: table parallel to the large window and the kitchen optimized. The large L is ergonomically nonsense. If the table is moved away from there, you can wonderfully place an island, maybe parallel to the table, so diagonally in the room, then the L can stay in the back (it doesn’t have to be that long and can be replaced by tall cabinets on the top side; you can store a lot there).

But otherwise: a lot has been achieved given the constraints! I would be interested in the price as well.
