I have been following the development of your house somewhat, even if not always commenting. But I have to say: it has improved by several hundred percent. Certainly, the Qm number has increased a bit. Nevertheless, I have to criticize something that you should really reconsider and which will probably lead to another change: Your utility room is 9 sqm according to your planning, but not all of it is really usable. On the one hand, it is an expensive and large construction measure to leave a (possibly load-bearing) wall next to the stairs floating in the air. Well, let's assume that works. The heating should have a control panel where you can also check and adjust settings. The plumber will shake his head (ours would simply move the heating somewhere else), the washing machine should not be placed in front of it. Now they are in front of it, a load of laundry around it (you can’t put anything on it), then white laundry is collected there, and now you want to make the cramped utility room into a hallway. You planned a wide hallway (Neuffert would be happy), which you do not want to use in everyday life. Certainly, you see a lot of nice things in others’ houses, but you have to weigh and be honest whether the conditions found in others are not somewhat different than your own. Your utility room has to accommodate many other things; you need space for drinks, brooms, mops, etc., and a main traffic area is completely unusable for that. All things considered, the utility room is not what it currently seems to be for you. Regards P.S. Certainly, there are probably one or two things that are not perfect yet (windows, for example), but I’ll leave that to the construction supervisor.

one more detail: I would make the door to the kitchen a sliding door - it is always in the way... either when using the kitchen, opening the fridge, etc.

Yep, it is even planned as a sliding door. It is shown in the plan, probably too small.

The wall above the stairs over the utility room should definitely not be load-bearing, that would never work. As far as I know, it is a drywall partition, which if properly constructed even has a better sound insulation rating than a solid wall. It definitely works, I have seen it live and it was also the idea of 2 construction companies (more or less simultaneously and independently, and without me suggesting it).

If you want a study on the ground floor, everything either becomes very large or you have to use such space-saving solutions for the utility room, so that was presumably their reasoning.

Drink crates find space in front of the connection niche, possibly also simply in the garage. 2.1 linear meters of cabinet, floor-to-ceiling, would theoretically still be available for cleaning supplies, brooms, etc.

The stairs, hmm...
A stair considered very comfortable has a rise of 19 cm with a tread of 27 cm. If instead of 9 steps below there are 10 steps, then the landing is the 11th rise, so it has a height of 2.09 m at the top. You should be able to fit underneath without ducking, you could even use this area otherwise and even use a little space under the lower stairs below the landing. The washing machine and dryer would of course be moved a bit to the side.

I fully agree with Yvonne and also have the greatest concerns regarding the utility room because of the building services and the outsourcing of the wardrobe. You should have the technology checked first, because if it doesn't work, a complete redesign will be necessary.

Wardrobe... you still seem to be thinking only for 2 people. It becomes critical when the children get older. And also, a stroller should be considered.

A side-by-side refrigerator cannot be positioned directly next to the wall like that. The door opening angle does not fit.

Hello Grym,

my floor plan is not that different from yours. I am currently still in the planning phase and will have my first meeting with the architect in a few weeks to find out where there is still potential for improvement on our side. I think especially the hallway area with the wardrobe could be done a lot more elegantly.

I am just uploading our current rough draft here for you. I think the bay window we have would solve your problem with the lack of space at the bottom.

We didn’t want the living room, dining area, and kitchen all in one line, meaning open, but no direct line of sight from the living area into the kitchen. That makes it a bit more complicated. Attached are the latest drawings again:







So now there is a proper 1.60m long and 40cm deep closet niche. Wardrobe cabinets are usually not that deep (ours is, as far as I know, only 35cm). Shoes can be placed in front of and underneath it. The entrance area will still be 1.80m wide. Further back, one could place a half-height cabinet (sideboard) for additional clothing items like scarves, umbrellas, and on which, for example, keys, mail, etc. can be placed.

The refrigerator has gotten a bit more space; I have now calculated 90cm for a side-by-side. But there are also some with 120cm. But what do you need? We probably have to look at refrigerators again...
