I have had the following experiences:
Low-cost providers: Planning only starts after the contract is signed. Requests for features can be priced upon inquiry. There is a risk that the construction sum will increase significantly.
Reasonable general contractors: Offer a planning contract beforehand. Afterwards, costs for the architect etc. occur, but these are credited/offset accordingly when the contract is awarded. Price certainty is relatively high.
High-priced general contractors: Offered us to start planning at their own expense after the discussion. There are rough (individual) drafts for the floor plan and exterior view according to one’s own wishes and a detailed quote. Furthermore, it was offered to wait with the offer until a soil survey is available so that a proper offer can be created directly.
Especially since you are very safety-conscious, I would of course critically question the offers
Thank you very much for the note. The ground where the house is supposed to be is known and very good. The builder has already built often in the area. We also asked our neighbors who have built. Of course, it is possible that the ground exactly where the house is supposed to stand is contaminated, whatever. But it is very very very unlikely. I will commission the soil survey before the signature, definitely.
The general contractor is a mixture of 1 and 2. He already does rough planning of the house with the given square meters. However, he prices the special requests at 100%. So even small deviations can arise. But I definitely calculate an additional 20-30 thousand euros on top of his price.
