Thank you very much for the note. The ground where the house is supposed to be is known and very good. The builder has already built often in the area. We also asked our neighbors who have built. Of course, it is possible that the ground exactly where the house is supposed to stand is contaminated, whatever. But it is very very very unlikely. I will commission the soil survey before the signature, definitely.

The general contractor is a mixture of 1 and 2. He already does rough planning of the house with the given square meters. However, he prices the special requests at 100%. So even small deviations can arise. But I definitely calculate an additional 20-30 thousand euros on top of his price.

With the same service, the architect will cost the same - it's just that sometimes you see it separately on the receipt and sometimes not.

Yes. But one general contractor does not want to calculate before the architect is paid = equity. The other provides me with a rough drawing and a calculation, and if the price is right, then the architect comes in including the contract. Thus, the €7,000 is covered by financing.

With a "normal" general contractor, you can usually carry out the entire floor plan planning and discuss all extras before even 1 euro is paid.

With GU1, you were assigned an architect whom you pay in full and who then builds the house. I see it this way: you could also go there with your own designs from other architects and have everything built by him? Overall, a somewhat strange construct in my eyes.

GU2 sounds reasonable. What does a rough plan mean? Room A, B, C,... X: 10+10+10+...10 sqm = 150 sqm = 300k€? Or a complete floor plan with all the bells and whistles, only possibly no VR headset-compatible 3D rendering?

With the general contractors we spoke to, the floor plan planning was always included as a business risk. GU2 also made it very clear to us how things work: I plan everything with you, you also get a calculation of living space, but 100% dimensioned and then 3D views for VR headsets etc. are only available after signing. With the construction performance description and extra wishes, a very detailed offer was then made for us.
