Then make an effort. I can tell you from my own experience that the number of people who actually make their special repayments is in the mid single-digit percentage range. With a house, there is always something you want or actually need. And besides, in the vastness of our consumer society, many nice purchase offers for "things" beckon.

I am all too well aware of that But we did the same with the last loan. Bought a car for €33,000 and paid it off within one year. I understand that the special payment might not come in the first or second year because you still want/need to invest in the house

Small interim status. We had a financing meeting yesterday. The amount the bank grants us (generally valid formula) is the net salary * 108. So over €650,000. The following calculation was made for a Kampa house. Details will still be discussed with the Kampa representative:

- €420,000 house (3,000 €/m2; KfW 40plus including €10,000 voucher for extras and a kitchen worth €13,800). Complete package including painting, flooring, etc.
- €30,000 incidental construction costs
- €15,000 outdoor facilities
- €42,500 remaining mortgage on the plot
- €20,000 felling and replacement planting of trees
- €5,000 for external construction supervisor (including the €4,000 KfW grant).
Total: €532,500

Building plot is counted as equity minus remaining mortgage approx. €130,000, resulting in about 79% financing.

The rate would be about €1,600 for 30-35 years. The plan is to repay the KfW loan (including €30,000 grant) within 10 years (savings deposit of approx. €5,000 / p.a.) has to be done for this. After 10 years, the saved amount will be added to the rate at the bank. This leads to about 25 years of financing.

Advantage of the KfW40plus house. The incidental costs are (according to Kampa) between €0.7 and €1 per sqm. But I assume about €200 for 140 sqm. So about €1.5 / sqm.

This is the first provider and I clearly told Kampa as well as the financier that I will of course compare. €3,000 / sqm already seems very high to me.

We’ll see.

You can take a look in the current Kampa thread. The price is about right (for Kampa). After all, you also get 40plus and a factory-fitted good equipment.

I will take a look at it after the conversation with the representative and more precise planning. I will compare with other general contractors. Which, of course, concerns not only the price but also the performance. I will keep you posted.

Why such a long term actually? 25 years and paid off before retirement would also be an option. Or do you get such a long fixed interest rate?
For the KfW, you are ultimately paying just under €1,000 per month? How does your annuity change after 10 years? The €1,600 already included a KfW repayment component, right?
