That's why you don't have to carve your house entirely out of a solid gold bar, there are also shades in between.

It's just like with solid vs. prefabricated construction—sometimes a matter of taste. A bungalow/angle bungalow with about 140 sqm is fixed. If it costs more, then it just costs more. If someone likes Mercedes, I won't try to convince them to buy a Dacia.

Uh, oops. If I enjoyed envy, I would probably have an opportunity now. But I had not assumed that, because most builders here are not blessed with this comfortable situation where the bank does not have a say, since you can just cough up the amounts you want entirely on your own.

You misunderstand what I mean, or you interpret it the way you want. Again:
We want to build a house according to our wishes that fits within our budget. It will definitely be a bungalow, even if that costs more than, for example, a city villa. We consciously accept that. Everything else is negotiable. Our budget, with net income of €6,000, is naturally not unlimited, and since I am rather risk-averse, at least €1,500 must remain for saving.

I don’t know if you are writing here just because you enjoy trolling or to actually help/inform people.

Apart from the fact that I am really amazed that you were able to buy a property worth EUR 200,000 for < EUR 60,000: If I see it correctly, the property is financed by a bank, and this bank is probably also listed in the land register, right? That drastically limits your search for a bank to finance the house construction. Or am I overlooking something here?

And no, is not a troll, but a competent and helpful forum participant with a sometimes sharp tongue (or sharp fingers), who nevertheless provides amusement (in a positive sense) - at least for me.

2.5 years ago, the standard land value as of 31.12.2017 was 40 €/sqm. The market value was much higher. Five plots were sold by the church. And we were simply lucky. The standard land value as of 31.12.2019 is 120 €/sqm. And yes, the property was financed, and the bank is listed in the land register. There are three options here:
1. Prematurely pay off the loan via another financing that also includes the house financing (including prepayment penalties)
2. Wait about 2.5 more years (interest rate fixed for 5 years) and then finance property + house through another bank.
3. Finance the house through the bank listed in the land register (ING).
We will have this checked to see which option is the cheapest.

And regarding . If you copy a sentence out of context and then write something that is not true at all, that is trolling to me. It may be that he helped in other threads, but that does not apply here.
