This is not a law, but if you want to be debt-free within a certain period, you have to pay off a lot every month or you take a lower monthly repayment rate and pay the rest through special repayments. The latter is a matter of self-discipline.

Oh, now I understand. I read it as if special repayments reduce the installment amount and not the term. You mean that you chose a low repayment rate with a long term from the beginning and then reduced it through special repayments.

Yes, that's right. Only that I don't quite agree with both the low repayment rate and the long term.

One more question about the bank.

From your experience, is it possible to specify a garage during construction and then not build the garage, but instead invest the money in the upgrade? Will the bank have any objections if one invests in the house instead of the garage?

I still have that ahead of me, but as far as I know, you just add a sufficient buffer to all positions. Then you don't have to do those garage/not garage gimmicks.
