We are doing exactly that. We have planned large patio doors, with a fixed roof above the terrace. To the left and right of it, still in the same room, there are floor-to-ceiling windows so that it doesn’t get too dark overall.

One thing is still unclear to us. If we choose a general contractor and then sign a contract, what is the sequence until one applies for financing? You have to know all the costs first, right, or can I give the bank approximate values? So the offer amount + approximately €35,000 for fittings (no kitchen) and the estimated additional costs?

The bank wants an offer from the BU/ GU/ whatever. At least that was the case for me.

We only had the GU offer, removed some individual trades from it, but have not yet received offers from all non-GU trades. I simply made a list with estimated costs. So for example, augmentation bathroom 15k, painter 10k, etc. If I had an offer, like for the electrical work, of course I included it. I did the same for the ancillary construction costs and outdoor facilities. All estimated. It went through without inquiry. However, this will strongly depend on the bank and the loan-to-value ratio (ours is 75%, I believe they don't check that closely at that level).

Ours is also below 80%. Ok. Then I just have to estimate well and rather too high than too low.
