Oh, it actually already says quite clearly in the lines: 1. a corner bungalow is twice as expensive, a) because of the additional space and b) because of the more elaborate roof structure; 2. this additional cost is several times greater than that for larger tiles, fancier washbasins, or floor-to-ceiling windows with blinds all around; 3. the bold slogan "corner bungalow, even if these are my famous last words" requires a carte blanche from the building financer. And yes, of course it is helpful if I say this now for free as the architect, rather than only when he has to calculate what it will actually cost to build the design. Anyone who wants to read that they are being treated badly by me is at the wrong address here – for that you have to go to the financing section (there is an almost troll-free zone because the punches fly too low there for me). Here, even such trolls who (Insiderrr!) claim that a yellow logo is basically going around as a hot potato, behave helpfully – maybe with the exception of one Heinz von Heiden guerrilla marketing amateur making a fool of himself. But if a little ingratitude could already annoy me, I would fundamentally be in the wrong place in all sorts of forums – the internet is not for crybabies, I knew that from the start.

That it is more expensive can be seen just from the prices on the general contractor pages. But that is our wish. With a Dacia you can also get from a) to b). Many prefer to buy another brand, even though it is much more expensive. It’s all a matter of taste. It’s no use if we look at a house from the garden that we don’t like, even if it has nice washbasins, etc. inside.

And “the internet is not for crybabies” is a statement that says a lot. If everyone behaved on the internet as they do in real life, it would also be more bearable. Many use the anonymous form of communication to prove something and forget their manners. I believe one should behave on the internet just as in real life. Always respectful and polite. But maybe that’s because of my age (over 40).

I believe you don’t need to dwell so much on the form of feedback once you have received it..

It can be noted that the desired form is a rather more expensive option, and you have very strong (self-imposed) restrictions regarding the savings rate. You currently save 2300 per month, have 400 rent costs, and want to continue saving 1500 after the house is built. Your approach for the house alone is 300,000, and there is a possibility that the costs could be higher. For me, this simply means that your final savings rate condition will not be met. The rate will likely move closer to 1500 rather than 1200 per month, plus additional costs. This is certainly not a problem with that income, but it is difficult to combine the usual 30% for housing with an additional 25% saving.

Thanks for the feedback. Since we are both employed and I have already negotiated my salary for the years 2021-2023 (my salary increases by about 100 € net monthly each year + a significant increase in the target agreement), I do think that we will reach the saving rate. I have several meetings in the next few days, including one with a financing expert and one with a general contractor (Kampa). Then I will know:
a) what is feasible
b) approximately how high the rate will be
Whether it will ultimately be Kampa, I do not know. I will check the offer against several other general contractors and also regional construction companies and look at their services/prices.

I intend to work with special financing to keep the rate as "low" as possible. That means about 1,400 € rate + 400 € additional costs, with about 10,000 € special financing per year. As I said, that is the intention. What will come out in the end, we’ll see.

We both have a company pension plan into which we pay about 350-400 € monthly. At the age of 67, you can either pay it out or add it to the pension. That means, if the financing is not paid off by then (25 years), you can settle the remainder with it. But that is rather a worst-case scenario.
