No, there are clearly too few providers with us. Even through an architect, it is difficult to get offers. We could only keep the shell construction on schedule because someone in the family works for a shell builder. Otherwise, the next company would have come 6 months later. Our future neighbors called 12 shell builders and only 2 submitted offers as a favor to the architect. And this pattern, with very few exceptions, applies to all trades. Therefore, one should be aware of whether they can afford to filter them out.

An architect alone is not enough; he must also be connected locally. A request from an unknown architect is treated the same as one from a client.

That is clear. Ours is 58, has an office with 5 employees, and we are building between the office location and his place of residence. He knows every craftsman here in the Gäu who didn’t just open his shop yesterday.
In my opinion, that’s the reason why we still manage, but to sort out 5 equivalent offers in every trade is not possible. Mostly because the craftsmen are booked for months.
But I wish it to everyone who can do it.

I have now spoken with the CEO of the GU. He will send me the additional prices by Saturday. Then I will compare the offers from both GUs. If the price does not differ significantly, we will decide in favor of the favorite.

It is also a matter of organization. The good general contractors manage both this and the actual construction really well, the others build well but are poorly organized, which usually costs (construction) time. So if a general contractor assures you that they will build your house in six or seven months, then their organization cannot be bad. Whether they build well remains to be seen.
