Now the upper floor. Ring free!

To E.Curb - I am not expecting praise or the like, but (constructive) criticism, which is often harsh in forums.

hi, I haven't quite gotten through your floor plan in the short time, but as a tip I want to give you that you should measure your existing furniture to get a feeling for how big furniture is... e.g. a wardrobe with open and closed doors, or how much space you need in front of it...

also important is the space requirement in the bathroom... your toilet in the bedroom is a tube... about 3 meters long and one meter wide... can work... but it's already so tight that in case of illness with a walking aid (crutch) it's too narrow...
for the bed you usually need about 75 cm in front to get up... less is possible but rather bad...
door swings always at least 10 cm away from the corner, doors always open into the room, not into the hallway.
basically you should take an interest in the construction design theory of Neufert... there you will find almost everything measured... from the fork to congress center... bathrooms... bedrooms, children's rooms, kitchens and so on. you should find help there to draw your own plan that fits dimensionally.
because dimensions are unfortunately crucial... whether you have 1.00 m or 1.20 m makes a huge difference.

the design theory is usually found in the bookstore.

if you take the planning into your own hands, you have a huge effort ahead of you, but since you already got yourself a CAD software... you are already on the way forward...

Good luck!

basic tip: straighten your building out. try to keep it as simple as possible in the floor plan and avoid diagonal walls if possible, they are always somehow ugly and ruin the room.

Hello,

I can understand that; most builders want that.

However, you should internalize that there is a possibility that - if a trained planner takes over your construction project - not much of your ideas will remain. Sometimes an idea - for example, if only the wall thicknesses have been adjusted - doesn’t look so great anymore.

Kind regards

Furthermore, if you already have a plot of land, you should take a close look at the development plan of the associated area, which contains the regulations such as:

Floor area ratio / plot ratio - How large the floor area or the total floor space may be in relation to the plot. ... 400m² plot floor area ratio 0.2 = 80 m² floor area of the house, meaning exterior dimensions of the house = 8 x 10 m...

Number of full floors... what constitutes a full floor depends on the federal state in which you want to build... can be found in the state building code, usually 0.75 of the ground floor area, or 2/3 (always exterior dimensions or in the attic cut edge at the 2.30 m height line with exterior edge of the roof covering... see the section for this...

as well as roof shape, colors, design regulations and so on. Everything that is not anchored in the development plan in writing or drawing is regulated by the land use ordinance... available from dtv Verlag.

In the case of a building with a [Einliegerwohnung], you should also obtain the parking space regulations of the respective city... they regulate how many parking spaces you should provide on your property... otherwise there can be an unpleasant surprise.

Regarding wall thicknesses... assume 11.5 cm wall thickness on the upper floor, usually also on the ground floor, except for the partition wall from the living room to the stairs, which should be 17.5 cm... this could also affect the wall to the guest WC and utility room... on the [Einliegerwohnung] side it is also the living room partition wall, which runs obliquely around the corner... also 17.5 cm... because they actually carry the ceilings... here, however, I would significantly simplify, leave out the slanted stuff, let the wall between bathroom and bedroom run straight up and thus give the bedroom more space. The rest would otherwise be wasted space.

Oh, and the utility room ([HAR]/[Hauswirtschaftsraum]) should have a floor area of about 8 m², preferably more, because of the heating and house connections... and it should not be crooked either...

It's a bidet, so it's not that bad.

The principle of open living I do not fundamentally find bad, also the idea to continue it in the [og] can be exciting... however, you would still have to work on the [og] again.
