Thanks for the answer. The second access to the bathroom is my partner’s big wish. He says I can take care of the planning completely, but he absolutely wants a door from the bedroom to the bathroom and urinals for it. I also find the short route practical, of course, but I have already thought about the locking of the doors. :/ I’m not familiar with it, but maybe there is a possibility that both doors can close at the same time? Maybe wishful thinking.

A balcony from the dressing room sounds crazy, yes, but visually I think it wouldn’t fit so well anywhere else. Whether it might be superfluous, I still have to think about.



I hadn’t planned the window above the bed at first either, but it looks nicer from the outside if there is a window there. Oh, always these “it has to look nice” thoughts… But you’re right, cleaning that will be a real challenge. I’ll reconsider. Thanks!



That’s a bit of my concern too. I’d love to build with a basement, but since we of course have to watch the money a bit, that probably won’t happen. :/ But I keep telling myself that I don’t want to accumulate a lot of small stuff, etc., so maybe not too many big things will come together to store. Maybe wishful thinking again. Under the stairs, I want to have a cabinet made by a carpenter for additional storage space, e.g. vacuum cleaner, etc.



Okay… maybe we are really imagining it all to be a bit too easy. As I said, my father-in-law can bring such machines. Let’s see how it goes. There’s still some time.

YES!
There are pretty good solutions for a sloping plot; why should you walk more there than in a normal two-story house?

Whether it is so good and nice to place a house on one level when the plot is a slope... I dare to doubt that. Either you dig out massively, then the house always somehow stands in the "crypt," or you fill up and build your house on a show tray. A good architect would take the conditions of the plot into account in the design and create a coherent design that fits into the landscape.
We have a slight slope and have used it so that two basement rooms get daylight through higher windows. Next door is my parents’ house, same slope; they have compensated, meaning: in front a wall about 90cm high was necessary, at the back about 60cm more. That is not always allowed (so inquire beforehand!), my parents were graciously granted a special permit (but that is another story).

§34, insertion requirement, is especially important for the type of use: so if you put up a single-family house there again and that was already there before, then you have basically already won half the battle. Then the corresponding distance areas should be observed and then you have basically fulfilled the mandatory restrictions. Which shape, which roof, etc. generally cannot be prescribed by §34. If the surroundings consist of single-family houses, then you will have difficulties with a multi-story apartment building, even if the distance areas would allow it. But otherwise: feel free!

Regarding the floor plan: solid, but boring. And I don’t mean that the walls are straight (which is a relief, I think spontaneously of a floor plan here with a horrible zigzag wall). But as 11ant already hinted: mass-produced. If it was really only your design, you wouldn’t have had to make the effort. That is a classic, functional but not particularly exciting floor plan that can be put on any random plot.
I wouldn’t make the bedroom a walk-through room, so door over the dressing room and possibly swap the dressing room and bedroom. I personally don’t like the kitchen between the living room and dining area, but that also works.
You have no basement? Then I massively miss storage space; the combined utility room/freezer room won’t be enough (especially if two more children come).

With a sloping plot and probably §34, I’d be itching to design a rather extraordinary house there. There are so many possibilities (maybe you search for the floor plan of Matte here, he solved that very cleverly; although split level is not everyone’s thing; it also depends on how steep the slope is), it’s a pity if such a chance is wasted with a 08/15 town villa.

Going into the garden for a cigarette afterwards is not everyone’s thing (so, now I have talked nonsense too, hehe).

I would probably like to swap the positions of sleeping / dressing.


Well, let’s say, for this house type the floor plan is basically a "folk song" - except for the kitchen position, which I also like.


They are not that identical at all: for the front child you can easily move the door slightly so that a wardrobe depth fits behind it - for the back child rather not. I had equally sized rooms with my brother, but we didn’t quarrel any less. But in a later apartment I was grateful that a room swap also resulted in a different furnishing option.


Sorry, I have seen it now too. Do such details mean that you already consider the floor plan pretty final?


You usually live more inside anyway
(and the outside watchers don’t help with cleaning).

Well, everyone somehow has their dream ideas of a house... and for me it has always been a city villa without a slope with clear lines. Maybe I'll still be convinced by a somewhat more daring house variant on a slope, we'll see.



It was just an additional little game I allowed myself. Just thinking about where sockets/light switches could go, whether they are sufficient, etc.



You’re absolutely right. I will also think about the window by the bed again.

He also built anything but an everyman split level - referring to the one from : post #60 - by the way, it can almost be admired as finished in the house pictures thread, where there is more or less only some minor stuff missing in the outdoor areas.
