Then don't just show draft 12 or 12a here, but also the distillation history – at least draft 1 and the reasons which shortcomings (or reassessments of the planning goals in the specifications) led to drafts 2 to 11 not being the final ones yet. Otherwise, you will only get a bunch of suggestions here that you have already planned and discarded and risk being criticized for resistance to advice in the counterarguments. Maybe one or the other "we recognize each other" penny will also drop while browsing through the thread :)
The first draft is over a year old; back then, we only planned with 2 instead of 3 children’s rooms. The further changes were mainly based on the basement, attic conversion, bathtub on the upper floor, etc., but the basic layout, at least on the ground floor, hardly changed.
Are the costs for geothermal heating already included in your price estimate? Honestly, I would be surprised. We were also interested in it briefly but dropped it because of the drilling costs, which were quoted to us at about €90,000.
Yes, they are included, and €90,000 for a geothermal drill seems very high to me; €9,000 would still be high but justifiable depending on soil conditions and location. As superzapp has already explained the horizontal collector, we are planning a geothermal heat pump (from Nibe) with a horizontal trench collector. The installation of the horizontal trench collector will be done entirely by ourselves. Estimated costs including geothermal heat pump: €16,000.
But this is not a price estimate including a basement, is it?

Can you provide some dimensions? I know the program, and as far as I know, this standard stair (or all other stairs) of this program is not worth mentioning but have to be adjusted in size.
4 bedrooms on 10 x 10 is not exactly what creates optimal rooms. To create 3 equivalent rooms on 9.20 is not feasible (as you can see). How wide is the lower side of the plan? 2.60? 2.45? Moreover, living space (the one by the door) is lost.
How wide is the bathroom? 1.60? How long is it in total? 7 meters? What do you do if 3 people are there at the same time? Traffic light system? That was a joke, but honestly: with the necessary pre-wall installations, even the bathtub is not justified where it is.
How wide is the pantry? One meter? Where should a freezer about 60 cm deep fit, and how should the other walls be designed?
I find the floor plan anything but final or the like – it is a draft showing that 3 rooms only moderately fit on 10 x 10. The next step would now be to say goodbye to 10 x 10.

The floor plan is oriented to the north, house entrance from the east, and all trees will be cut down within the next 4 weeks.
Thanks a lot for the hint regarding the staircase measurements; we hadn’t noticed this so far. That is correct: the stairs from the program have the dimensions 192 width, 201 depth, and 275 height.
We will adjust to 230 width and 230 depth.
I have also added more dimension data for the rooms on the upper floor.
The pantry is exactly as wide (105) as our current one; a one-sided shelf with 15 cm depth is sufficient there. See an example in the attachment; there access is also directly from the kitchen, but the pantry is significantly wider there than in ours.
The floor plan is good, but I would reconsider the pantry. Furnish it once. More than a narrow shelf won’t fit in there. You have a basement after all: so get rid of the pantry, enlarge the kitchen, and add more windows on that side (a high strip window, for example, can look great in the kitchen).
Where is the study or desk area?
We want the pantry close to the kitchen because cooking happens daily, but if it becomes too tight in the end, then we still have the basement – you are right about that. The study is located in the attic.
Apart from the bathroom, I like the floor plan well. Unfortunately, I can’t “read” the plot. Would the basement be partly above ground? The budget for 180 sqm plus basement seems quite tight to me?
The basement might be about 30 cm above ground; we still have to coordinate this with the architect.
What does “incl. equipment” mean? Painting, flooring, kitchen?

I just read that a cistern is supposed to be included as well. That costs about 5K for approx. 5-6 m³ (including rainwater system/pump and excavation/installation).
I really don’t see how you want to keep the budget with all these wishes :( Or are you building in a very cheap building area (east?)

Yes, there are indeed 2m height differences from the driveway on the east to the property boundary on the west, and we are considering using the basement excavation for raising the ground on the property. However, we would have to retain it at the boundary and also adjust the fencing. We have not made a decision here yet and would be grateful for suggestions. The golden rule from is being implemented :)
At least €100,000 are missing in the cost estimate. AT LEAST.
Yes, you are certainly right; with a general contractor/general planner, these requirements are definitely not feasible within the budget.
We are building in NRW and doing very, very much ourselves, including the following:
- Masonry of all exterior and interior walls with 2 friends
- Installation of the horizontal trench collector
- Installation of the underfloor heating including insulation but without screed
- Installation of the ventilation ducts for the ventilation system
- Chasing and installation of electrical and bus cables for KNX
- Installation of all floor coverings
We are aware that this is an extreme amount of self-performance and only possible thanks to parental leave/parental allowance and generous support.
