Did the upstairs neighbor really fill in that much?

why do you want to fill in the property?

I would build the house at 541 something. Below street level
Garage, if it is allowed that close to the street, at street level

Garden slightly below the terrace

Every shovel of excavation costs. Every fill costs.

I agree with - first check where the rainwater runs off. You don’t want a submarine.

Yes, he has filled quite a bit.

We do need to fill a little so that the house stands straight and the terrace should also be accessible without steps.
From the terrace to the garden, we can imagine steps.

Are there any problems if the garage is a bit lower than the house? Is there anything to consider?
Then we could leave the terrain in the area of the driveway/garage as it is.

Can one roughly say what additional costs all this will cause? €10,000? €20,000?
Crystal ball, I know...

By the street you probably mean the dead-end road on the right side - apparently it is planned for you to enter from there. Your plot has apparently been assigned a reference height of 540.60 (printed, but changed by hand - by whom and why?). If you want to build one point four meters higher there, it will probably also shorten your eaves and ridge heights accordingly.

That is a good question, not from me anyway. I have to ask what applies now. 540.6 would be quite low, then the house would sit significantly below street level (of the plan-right side street). Thank you for the hint.

Where are you driving on the property from?

Why can’t the house sit lower? You have a relatively flat building area. Just ignore the street on the right side of the plan. The street itself slopes down to Buchenweg. The water also flows there.

The outdoor area receives a slope from the street to the house on the right side and the rest is leveled out.
