Land prices are soaring... And it is not foreseeable when this could end, as we are not becoming fewer on our planet.

Therefore, I would advise anyone who can buy a plot of land on good terms to do so.
I cannot think of a better investment, except pure gold ;)

What a stupid tip. If it cannot be ensured that the planned house can be built on the property, the best investment is useless. Plots of land are already traded way above their value today... which means that with the wrong plot as a capital investment, you can lose a lot. Our plot cost €130/sqm, next door one is sold for €150, 3 streets away for €190. The bank estimates the plot value at €70.

We didn’t care what the bank thinks, because we wanted to build ourselves. Capital investment or not. But our neighbor has been trying to sell her plot for almost a year now... slowly, this building boom is also declining. And then you will be left sitting on overpriced plots. Even buying gold now is for fools, because a huge bubble has formed there; you don’t buy at peak prices but when prices are low.

Well, but for the people in Hamburg... I would actually try a house building company or an architect... the first rough drawings and plans are usually available without signature and contract.

The house we want to build is 8.52 meters wide and 11.70 meters long. I am just wondering if it is a good idea to orient the main terrace to the Southwest. I should also have the afternoon sun at the back. Of course, you can have a wrap-around terrace.

How are we supposed to know now where you are planning your rooms in the 8.52 x 11.70? I am still waiting for a little picture where you can see the measurements. After that, the house will turn and twist on the winding plot.

Your measurements might just fit if you place a long side of the house on the northwest side (with a 3-meter border distance). But only if the building boundary limits the garden side to a maximum of 10 meters of garden. If the garden needs to be 12 meters deep, then the measurements no longer fit (unfortunately estimated... 10 meters would be understandable). Then you would already touch the 3-meter border in the south with your house but at least have a big garden feeling with a southeast orientation.
If you place the house parallel to the south side, you would only have a 4-meter garden strip to the south.
With a 10 x 10 meter house you would only have a 3-meter strip in the south as well :-(
Personally, I could come to terms with or get used to the first alternative, since the sun also appears in the north in summer, for example, and in winter it sets anyway at 7 o’clock. A utility room in the north tip of the house would mean a long connection line (about 15 meters) for the hookups. At least 12.5 are included in the price of the providers here. Regarding the terrace, I always say: it tends toward the 2nd or 3rd terrace :)... you don’t need a terrace for sunbathing, but rather a secluded area in the garden where the sun reaches.
That’s from me, but really only with an unsharpened pencil. If I were you, I would take the time to calculate everything precisely. It’s possible with Pythagoras, calculate the rear building boundary from the proportions.

I have now roughly traced this with the program in a rudimentary way. Unfortunately, I had to average (estimate) something at the top of the property, so the value of 12.86 has become somewhat smaller. Property dimensions attached, including those of the building window. I calculated the ratio of the building window from my printout... it came out to 14.8999. So I assume that a depth of 15 meters is specified for the house. Your intended house is drawn in red. It will be tight, but since I averaged about 30 cm less in the upper area... and will they make a fuss at the building authority about 20 cm towards the garden? I don't know.
