I do not think that I have not answered a question, and if so, I am sorry. At the beginning, I had problems with how to even use the website here.... For example, I wanted to adjust my post, add new documents, but I couldn't find it on the phone.... But okay. I also believe that I like the sun in the house. That’s why the L-shaped floor plan and living area are in the south/west.... But as a result, the terrace is in the shade, west/north. I have thought about making a spot further in the garden with a sun lounger/seating area, but I am not sure if it would actually be used.

These are layman’s assumptions. Usually, all paved areas and structures count towards it. Presumably, the bungalow is possible but, in my opinion, it just doesn’t fit the plot.

I don't know what you measured now... That already gives something to work with: You may build almost 190 sqm... Basically for terrace and house including overhang. I don't assume a 50% exceedance/second floor area ratio with a 0.4, so the floor area ratio must also be used for outbuildings and driveway/paths. But even without the prescribed floor area ratio, u500 is roughly comparable to a (small) family bungalow like a corpulent man squeezing into size L. That soon leads to lack of space and problems... storage space for garden tools and children's fleet, children's play area, car, distance to neighbors. I would also expect the neighbors to exploit the height fully, because on this plot that is the most sensible. So if a ridge height of 7.80, 8.80 or similar is allowed for you, many go for the city villa version - an unreasonable and also more expensive bungalow almost disappears between the neighbors... I would not want that for myself. To your question: you don't have many options, after all a driveway also takes a lot of space. Not much can be done with 18 meters width either. Don't get me wrong: handy plot, affordable, but you don't have to pretend all ways are open. Try to get out of the tunnel vision. This is not a reproach, but advice :) It is also helpful if you add a legend to the drawing from #11. There seems to be some explanation needed after all.

Garden to the north, driveway to the south. Neighbors are pressing up close to the house on the east and west sides. So how to let some daylight and sun into the house so that the mood doesn’t spiral into depression or the residents experience some mental cheerfulness: - many windows on the south or east/west sides. With 3 meters distance to the boundary or 2 meters to the hedge, it stays quite "dark" on the sides, so not much sun gets into the rooms. - As many energetically suitable exterior walls as possible for windows. So use the height, especially for children's rooms!!! - More distance from neighboring boundaries so daylight can reach the windows. You are basically planning against every "rule" that should be considered when the plot is not optimal.

To possibly be able to give a better answer. But has already done that perfectly. Such information is important for an assessment, not just the floor area ratio, but also everything that must be observed according to the development plan. We are not asking out of boredom.
