Which prefabricated house provider - prices, experiences?

I personally would probably allocate 6sqm on the ground floor for a freezer and storage, a utility room for laundry on the upper floor, and attic space for suitcases, decorations, etc.
I didn’t consider the Mähriboter, it waits in its little house. For the rest, it means maintaining discipline. In the attic, a multipurpose room/hobby/office with lots of cabinets under the sloped ceilings

...and on the ground floor at least 2 running meters of built-in wardrobe for shoes and coats.

What do you generally think about the following floor plan:



I would still like to have an extension (bay window?) at the front door to make the wardrobe bigger (or to have one at all). Also, on the other side, a bay window where the dining area is.

Are there any absolutely major mistakes in it?

It won't be possible to realize it exactly 1 to 1 with us anyway. 7.40m is too wide.

The walls look quite thick. Taking 48 cm as an example. If you make 31 cm (solid 17 cm sand-lime brick plus 12 insulation and 2 plaster), it would only be 7.06 m with the same interior space.

It is therefore worth dealing with the different wall construction types from manufacturers!

Otherwise the floor plan, my suggestions would be: WC under the stairs on the ground floor (often seen in Canada or the UK), connections in the storage room instead of the WC, add the HAR to the living room, utility room next to the bathroom upstairs, and technology plus storage in the attic.

I would, for example, place the children's rooms in the south, unless it's right on a busy street. Not in the north. However, it can be very difficult to orient yourself by the direction.

That's right. 40cm means that the upper floor cannot be realized like this. A completely different floor plan results... therefore, I wouldn't recommend using designs from others, but just start sketching with a pencil to see what might be possible.

The floor plan in post #80 does not appeal to me, among other things the chill zone in front of the children's rooms does not fit the size of the house. With the very flat plot estimated from the aerial photo and the possibility of two floors plus roof, I see enough storage space (and possibly also for the technical room) upstairs and would classify the basement as cost-inefficient. Regarding the setback areas, it seems to me that all neighbors have complied well; on the eaves side, the eaves height counts as far as I know, provided no significant roof structures are added, and on the gable side the Bavarian height penalty should be compensated by the sixteen-meter privilege. I would not consider a set-back floor here first because of §34, and secondly one would probably shoot oneself in the foot with the wall heights to be credited. The house examples mentioned by you and others so far all seem to me suitable as a conceptual basis – so from that perspective as well, I would see a change to a set-back floor as unlikely. I would not rely on bay window tricks here, but a wardrobe should definitely not be considered just a nice-to-have.
