Which prefabricated house provider - prices, experiences?

I have been in houses that were built on 300m2. However, they only had 106sqm of living space. Therefore, I cannot imagine that you can properly get 140sqm up there. I would go for 110-120sqm of living space and additionally provide a basement. With the budget of 390T€, that should still work.

For such small plots, I personally find a basement important. Everything that is not essential for living itself should go down there: technology, washing machine, dryer, office, hobby room, storage space, ... Possibly, an extra entrance with a ramp can be made, and also bicycles, lawn mowers, and such things can be stored downstairs. This eases the space situation upstairs.

I see a good architect with clever ideas as essential for such small plots.

I am also in favor of a basement, if the budget allows. Then rather a bit less upstairs.

I interpret the mentioned brands as an indication of good dual earners. However, the original poster does not seem to have just popped in here but has already read a bit in the forum, so the naivety, if it was originally there, is somewhat worn off.

My immediate concerns would have been trying to magically create 140 sqm of living space from 84 sqm of floor area, which is quite ambitious anyway, but especially in BY regarding setback rules. However, the aerial photo suggests that a 3m side setback would be acceptable here even with a generous knee wall. Would the neighbor possibly sell an additional meter of garden width?

A seven-meter-wide house works.

The walls just shouldn’t have KfW40HausBreite.

Take a look under alpinahaus in Vorarlberg. They have really clever narrow floor plans.

Do you still have leeway in length?

The suggestion from with the bay window/protrusion would definitely benefit the house width.

Or maybe the neighbor on parcel no. 74 would still take on a setback area building easement, of course for money??

I also find a basement advisable for the size of the house. Utility room, technology, office, storage, and cellar.

An architect would certainly also enjoy the challenge of the size.

What are your room requirements?

Have I argued anywhere that a prefabricated house is cheaper? On the contrary.

Zaba simply assumes that I want to make my entire long side with 7 x 4 to the terrace – yes, true, then there is little garden left. BUT I have actually never claimed that I want that... We actually thought more of a terrace on the northeast corner, but apparently that doesn’t matter.

I don’t want to accept anything?! Wow. Sorry, but I can only shake my head.



No, I didn’t want only concrete experience reports on that. Many answers have been and still are very, very helpful!



The basement is a tricky thing – we would basically prefer one too. But when I look at the prices of the houses, I don’t know if it really fits the budget...

If I take the house from Gussek Haus (myline 140), it costs 235,000 excluding interior doors, excluding painting, and excluding floors. Together with the fittings, that will surely be 30,000 more (Or am I really too naive here? I really don’t have much knowledge about this yet!). Then the basement with 50,000 (?) and additional construction costs, which also increase due to the basement. That makes 375,000 including the plot – are the remaining 75,000 enough for the additional construction costs with a buffer? Or does this calculation even make sense at all? It’s supposed to be just a rough estimate.



I am certainly still naive about many things concerning house building. But we both deal professionally a lot with land purchases and developments, so at least we have some basic knowledge. By the way: We both work in the greater Munich area, where even other houses are built on even smaller plots, necessity is the mother of invention, after all.

Unfortunately, the neighbor doesn’t want to sell (we also once had the idea to simply buy and merge the rear parts of both parcels). But he also has grandchildren who want to build. Just not right now, otherwise a duplex would have been possible. That’s why he also doesn’t want to give up the one meter, otherwise it would become even more difficult to build on his plot, which is actually still a bit narrower than “ours.”

The length isn’t fixed for now. It was just a rough estimate after we saw several model houses. To get to the desired area, they were all about 12m long. If it gets longer, then there will definitely be little garden left... (Although, as I said, I don’t have big demands there. We don’t have the time to maintain the garden anyway.)

About the architect: In the Gussek house model and in the Kampa house, architects were present – both got bright eyes when we told them about the plot. It’s of course great and makes a good impression when you immediately notice someone is excited about something like this and doesn’t immediately patronize you when you talk about the plot size (that happened sometimes).

Room wishes... Actually (I believe) quite simple: an open living area, a guest WC, two children’s rooms, a guest room/multi-purpose room, a bedroom for us, either an office or an office niche, and of course a bathroom. The guest room isn’t mandatory, it would just be nice. The rest is a must.
