Zaba simply assumes that I want to make my entire long side with 7 x 4 towards the terrace – yes, true, then there will be little garden left. BUT I have actually never claimed that I want that... We actually thought more of a terrace at the northeast corner, but apparently that does not matter. I don’t want to assume anything?! Wow. Sorry, but I can only shake my head.

About the architect: Architects were present at the Gussek house model and at the Kampa house – both had shining eyes when we talked about the plot. Of course that’s great and makes a good impression when you immediately notice that someone is excited about something like that and doesn’t immediately ridicule you when you talk about the plot size (that also happened).
Of course a home builder gets shining eyes when they hear that a plot is available. Potential customers, not soap bubbles.
Actually (I think) pretty straightforward: an open living area, a guest WC, two children's rooms, a guest room/multi-purpose room, a bedroom for us, either an office or an office niche and of course a bathroom. The guest room is not absolutely necessary, just would be nice. The rest must be.
Guest room plus utility room, then it gets tight. Basically quite a lot is possible on these 87 sqm. Think of many semi-detached or row houses that are even narrower. Basement over this area: no living space is possible because a larger light well is needed -> 2nd escape route), for purely utility basements the money is too precious.
2 full floors + gable roof with decent pitch would be cool.
Under the roof, good storage space and office would be possible, thus a basement replacement. About the bay window: if I remember correctly, it must be subordinate by not exceeding one third of the house length. Staircase can be well used as a light source (large windows for south or west sun). Prefabricated house: the only reason would be the narrow walls of the prefab construction. However, you can also build a good and slim timber frame house with an architect and carpentry. One should consider garden restrictions, bicycles and garden tools – these things take up a lot of space. Maybe a basement after all? A pure utility basement would cost around 50,000 possibly...
