Which prefabricated house provider - prices, experiences?

Under the circumstances, I find it just about okay. A guest WC without a window wouldn't be an option for me either, as has already been said. The entrance area is a bit oppressive and the fact that everyone has to go through the kitchen to get to the living area is pretty annoying.
What about the space under the stairs now? Will it get a door and serve as a closet for winter jackets?

The stairs offer the option to be extended upwards to the attic later on. I wouldn't brick it up too much. Why should I?

Basically, the side entrance directly at the driveway is more of an emergency solution, since there is a risk of being run over by a car when stepping out the door. But the property clearly has its limits in the truest sense.

Yes, the space under the stairs is still intended to be used as a closet for jackets etc. I really didn't give much thought to the access to the living area through the kitchen - but I don't find it bad now either! What are your concerns there? Funny that you see the side entrance that way! We had a long discussion about whether the entrance should be on the side or at the front, I would have rather put it at the front. Then I was convinced by the following arguments: The carport thus serves as a roof, you can get from the car to the house with dry feet, and the way from the trunk to the front door is also shorter. "Just about okay" - I'll take that as a compliment in Swabian fashion :P

I don’t even know how to explain it. It’s just a bit inappropriate when you have guests – let’s say the boss comes with company – to first lead them through the kitchen. It always gives the impression that the guest is supposed to help with cooking or washing up.

These are not decision criteria with high priority for me. On your property, there are no long distances from the car to the front door – no matter how you build.

Not really.
I think it’s still too early to fixate on anything. Stay open to alternatives and look at everything. Especially if only two floors are planned, you can play around a lot with the stairs and consider what else is possible.

Apparently, we have different perceptions regarding the kitchen. For me, it is less a workspace and much more a feel-good and living space. But I think I (believe I) understand what you mean.

Okay, probably not. Would you maybe like to share your concerns with me? So, which rooms do you find problematic, which routes (apart from the one to the living area) do you find not good? The floor plan is already a compilation of many floor plans and impressions from show homes; at some point, you have to agree on a basic idea to continue working with, right?

If it is to become more concrete, I would first mention the exact dimensions of the plot (of course, especially the width). Is it now 7.20m or only 7? Then the wall thicknesses are also not insignificant here (as already mentioned). A provider with 45cm would be out for me, no matter how charming the seller is.

Regarding the floor plan: The space in front of the staircase is a traffic area with disproportionate use. Everyone constantly has to pass through there, and it is extremely narrow. Whoever actually wants to rummage through the closet now holds up all traffic. With 4 residents, a real problem. The kitchen seems small to me – the great freedom looks different. For a rental apartment that would be okay, for a house that is too little for me.

You write that you have already looked at many floor plans. It is naturally not very enticing to show the usual designs for narrow plots here if you have already rejected them all. What are the external dimensions of the design and what are the wall thicknesses?

The plot is 13.30m wide. I set the wall thickness at 43cm because that's what the preferred provider uses. Anything else would be just window dressing. Of course, the kitchen doesn't scream freedom, but that's simply not possible, at least we can't think of a satisfactory solution to enlarge the kitchen. And nearly 10 sqm seems completely fine to me (provided there's still some space left in the utility/pantry room for drinks, the yellow bag, and a shelf for odds and ends). More important than subjective "too tight" discussions for me right now is actually the question of whether the arrangement of the rooms basically makes sense or if the floor plan is complete rubbish.
