The floor plan is that of the myline 140 from Gussek Haus. In principle, it includes much of what we imagine and could be used as a basis for further considerations. However, it makes no sense if there are gross "blunders" in it from the beginning.

The children do not yet exist, no. But they are planned for the next five years, if everything works out.

That would probably be the one in the list with the relatively thickest exterior walls - but as I said, I wouldn't "over-sterilize" that into a drama.

In principle, I find the floor plan well thought out. Are you interested in mine? Dimensions 10.5 x 7m.
However, I have to say that the shell including windows and stairwell to the upper floor were already in place, so I was forced to design within that. I probably would have planned a little differently myself.
On the ground floor there is a living room, kitchen (separated), utility room, guest WC, on the upper floor three rooms and a bathroom.
You can, as mentioned, use the bay window trick and make more out of the roof.

Gladly, I take any inspiration I can get.

After we sat together with the grandparents last Sunday, here are the owed answers:

No, no building encumbrance (although I would like to "check" that again) – my friend's grandfather was apparently often pressured by the neighbor to sign for the building encumbrance but, according to his own statement, never did.

A semi-detached house is not possible. It seems that the ownership structure of parcel 75 is quite complicated (several nested communities of heirs) and, in addition, a usufruct is registered for the rear part – if they were not all still in dispute, it could still be attempted. But under these circumstances and the fundamental rejection already expressed, that is the final word, yes. Unfortunately.

But then the question is how the house on plot 73 was ever approved? Or is it actually 3m and the plan is wrong? It's a pity about the semi-detached house, but with this constellation, there really seems to be nothing you can change.
