The thing with the basement is a bit tricky – in principle, we would also prefer to have one. But when I look at the prices of the houses, I don’t know if it can really work with the budget...
If I take the house from Gussek Haus (myline 140), it costs 235,000 excluding interior doors, excluding painting work, and excluding floors. Together with the selection options, that will definitely be about 30,000 more (Or am I really too naive here? I honestly don’t have that much knowledge yet!). Then the basement with 50,000 (?) and additional building costs, which also increase due to the basement.
That makes 375,000 including the land – are the remaining 75,000 enough for the additional building costs including a buffer? Or does this calculation even make sense?
It’s just supposed to be a rough estimate.
75,000 as a buffer should be more than enough!
My calculation goes like this:
House with 120 sqm living space: 120 sqm * €2200/sqm = €264,000
Basement: €55,000
Additional building costs: €30,000
Total: €350,000
That leaves about €40,000 for outdoor facilities/carport.
These numbers are solid and are repeatedly confirmed by users here.
You have a small plot or rather a small house footprint, which might even make the basement cheaper.
The plot is also relatively flat, which is great in terms of costs.
I see hardly any risks regarding the budget planning with a basement.
Please don’t fixate on just one prefab house provider yet. The issue of moisture can be managed in solid houses as well. I have also debated the topic of solid vs. prefab houses myself. I even believe that more can go wrong with prefab houses than with solid houses.
