Which prefabricated house provider - prices, experiences?

I am from Thuringia, but former neighbors also have a narrow plot and they used exactly the clever trick with a bay window. And it is actually used for the staircase. On the other side, there is also the bay window, glazed all around, with the dining area inside.

I completely agree with , I think you should plan individually here to achieve the best. Regardless of which provider. And as I wrote before, I wish you much success with the project! (And I am by no means offended in any way).

I think everyone here has understood that as well.

For me, the advantage of the architect or general contractor clearly lies in flexibility. Want to quickly put a cat flap in the wall? Sure, just saw and done. A 2m aquarium as well? Ok, quickly lay the underfloor heating around it so it doesn’t get crushed and reinforce the dining table. All no problem. You don’t have to submit an application for 3 days and hope the planning doesn’t cost 3000 euros more. But maybe everyone has different experiences.

Maybe one should mark the maximum possible building area and house size for the neighbor. Once as a single-family house and once as a semi-detached house. Semi-detached houses are no longer rare nowadays. The times when that was a sign of poverty "I can't afford a whole house" are over. 2 x 3m wide strips are not much garden and hard to use. 1x 6m brings much more benefit.

It seems to me from the aerial photograph, on the one hand, that a semi-detached house would only be an alternative, but not a "necessary" advantage; and on the other hand, that the flatness of the terrain would argue more for an attic than for a basement.

The plot is practically screaming BASEMENT!!! My ears are ringing.
I wouldn’t just plan for a basement, I would also go for 2.5 floors.
At the very top then a bedroom and shower bathroom for the parents.
Also, the trick with the external staircase is a great idea.
That’s how I would try to minimize the footprint in length and thus create a usable garden.
Whole ground floor living/dining/kitchen + guest WC. 1st floor 2 nice large children’s rooms + bathroom, 2nd floor bedroom + bathroom.
Guest room as well as office go in the basement, either one large or two small.
It all fits on 7x10.5m.

P.S. The house on [Flurstück 73] doesn’t have 3m distance at the southeast corner, does it? Is there a building encumbrance registered there?
P.P.S. A semi-detached house would be much easier to develop, is that really the final word? In my opinion, an extension building encumbrance increases the value of the southern part of [Flurstück 75] by at least 50%.

75,000 as a buffer should be more than enough!

My calculation goes like this:

House with 120 sqm living space: 120 sqm * €2200/sqm = €264,000

Basement: €55,000

Additional building costs: €30,000

Total: €350,000

That leaves about €40,000 for outdoor facilities/carport.

These numbers are solid and are repeatedly confirmed by users here.

You have a small plot or rather a small house footprint, which might even make the basement cheaper.
The plot is also relatively flat, which is great in terms of costs.

I see hardly any risks regarding the budget planning with a basement.

Please don’t fixate on just one prefab house provider yet. The issue of moisture can be managed in solid houses as well. I have also debated the topic of solid vs. prefab houses myself. I even believe that more can go wrong with prefab houses than with solid houses.
