Topic Garage: what if you rotate the floor plan 90 degrees clockwise but keep the position of the garage? The entrance would then be "on the right" and close to the driveway AND because the garage would then adjoin the utility room, one could place a door from the utility room into the garage...?

What would still need to be clarified is: in which direction would the living room/the terrace then face?

Then draw the stairs to scale and you will quickly see that it doesn’t work like that on the upper floor.

Regarding the pantry:
Now subtract the space needed for shelves from the 100cm. Measure it yourself in your current apartment. You will quickly see that you can hardly turn around in the dark room. I would leave out the pantry and equip the kitchen with additional cabinets. You’ll benefit more from that. The door to the pantry also takes up space in the kitchen.

Hi,

I would see the ground floor like this:

- In the kitchen, there should be a wall-mounted extractor hood, or additionally work with a downdraft extractor, exhaust hood only with exhaust air + external wall fan in the middle wall
- Definitely additional electrical outlets in the kitchen, refrigerator further towards the center of the kitchen
- Pay attention to the distance between the kitchen furniture (among each other), in my opinion too wide
- Island deeper, operable from both sides
- TV reflects while watching, would move it, blinds/shutters?
- Double door to the living room, then the hallway is also brighter
- There is too little space for a pantry, better to work with tall cabinets, for that the utility room somewhat larger
- Door/terrace better double-winged, possibly an additional exit from the kitchen
- Hardly any space for furniture in the living room
- Guest mini window, too small
- Guest room somewhat larger, should(?) also be usable as an office
- Different arrangement of guest room and work with built-in wardrobes to avoid corridor/wardrobe
- Possibly windbreak at the front door, because of heat loss
- Electrical outlet in the hallway too wide
- Electrical outlet in the corridor too wide
- Space under the stairs also usable, cladding with drywall or similar
- Guest WC 76 cm door is sufficient, shower tray 80x80, but very small
- Utility room size is sufficient, but access inconvenient
- Garage possibly shifted, as it might block light
- 5 different floor coverings on the ground floor?
- Possibly "disharmony" in the facade/entrance area because of window arrangement

As said, my opinion

To the wardrobe/guest room: possibly enlarge the guest room without a wardrobe and accordingly plan a niche for a built-in wardrobe in the hallway. Without measurements, this is hard to define now.
Have you checked the idea of utilizing the entire width of the property with a high building height with an architect or the building authority? Because in addition to the distance from the boundary, the roof and building height also come into play...
To me, it would also appear somewhat squat.
I would then move the garage (#19) further back so that a sheltered corner forms by the terrace.
Place the kitchen island against the outer wall so that the traffic route is shorter.

Thank you very much for the many suggestions. The development has been agreed upon with the building authority. The height and type of the building are predetermined. Boundary construction as well.

I have further revised the floor plans and added a few measurements. The staircase is also different now. We want to keep the pantry and the cloakroom as they are. The cloakroom will have a rod for hanging jackets on the front side (60 cm deep) and on the left there will be a shoe cabinet with a depth of 35 cm. Then you should still be able to move around well with 75 cm of space. People usually stay in the cloakroom only briefly ;-) We looked at the pantry dimensions in a show home exhibition and that is sufficient for us. If you plan shelves up to the ceiling, it definitely fits more than kitchen cabinets. The exact layout of the kitchen (placement of refrigerator and stove) has not been finalized yet. That will come once the floor plan is set. The disharmony in the facade will also be professionally finalized. Attached is a first draft of this, which does not yet fully correspond with the floor plans.
