Which prefabricated house provider - prices, experiences?

To everyone else:
I don’t understand what’s going on in this forum – people are being accused of things and immediately some assumptions are made, which is really strange.

I neither wanted to discuss prefabricated house vs. solid house here (which is ignored and I am portrayed as a naive dreamer), nor have I somehow claimed that I am about to sign any contract, and what I absolutely don’t understand: It has been mentioned several times now that the plot of land is the way it is. I NEVER raised the question whether you would build on it or buy it – so why is the small garden suddenly an issue here? Some things I just don’t have to understand.

And justify myself, dear Helmi, I absolutely don’t have to. I asked a question and received answers from a few kind people. Others prefer to discuss their preferences regarding construction type and plot size. And I prefer to stay out of that because it simply is not up for discussion

Not every prefab house provider wants more money for changes right away. Some also say as long as the running meters of wall are not changed, it is free.

An external staircase would be something already.

@TE look for something small and flexible. At least clarify beforehand what is possible.

The vs discussion is sensible, however, if there is not much financial leeway and your arguments are simply wrong. (Regarding costs) With other arguments, a post about it would not be written here. Nobody wants to sell you anything in this forum. And the property is simply not the standard, so a perspective in different directions would be better than only one. I only wrote about the contract out of caution. They sugarcoat things just for a signature and the next commission. And because the property is as it is, the people here are telling you that there could be problems that are not obvious. For example, parking situation, terrace. You wrote something about 70 sqm garden. Zaba brought you back down to earth and now you are sulking. They are trying to help you here and you somehow do not want to accept anything.

If you only wanted specific experience reports about these 4 companies, you are in the wrong subforum. This may have given the impression that you wanted more general tips. @danifix and Altai, he is right, and there is no sign of being sulky at all, he simply prefers a prefab house, period, which indeed does not come with a mounted toilet, but with a finished front wall where nothing is missing except the tiles. And the idea that changes to the grid cost huge sums is also a myth from past years.

And calling 390,000 including ancillary construction costs tight for a house without a basement is no better. We didn’t even have that much with a plot four years ago.

Just like with parking, you can also park perpendicular to the street, everything is possible, and you can see that gradually as the project grows.

so you could pull out the kitchen, that is, extend it one story beyond the building boundary?

Budget for the size without a basement and without a hillside location (doesn't look like it) is completely within range, it even includes a very good standard. The plot is just as it is. If you want to build on it, just go ahead. But I don't see a standard-type house there. It's best to clarify your ideas with the building authority before you sign a contract and that's it.
