I don’t like drawing that for free either. Your requirement with grandparents and parents' living area on one level is suboptimal. In my opinion, that can be done much better.

With 8% slope of the driveway, you have the wrong plot.

Pretty early on, two providers told us one after the other that we either have to fully cellar or need a concrete cantilever slab, which costs about as much as the cellar itself. And that cellar/garage cost the same. So the idea came up to push the 2 parking spaces per residential unit required by the development plan into the cellar.

It’s not that simple. It only really makes sense if you turn the cellar into a residential basement. That’s how my design is conceived. In your example, on the north side of the ground floor there are only bathroom and stairs. The bathroom can be solved with a light well and the stairs get light from above. Ergo, you can make basement instead of cellar.

I would have wanted a 3rd residential unit from the start, if only because of the funding and because in 5 years our eldest will have the opportunity to move into his own realm. But then they said the additional costs would already be extremely high for a KfW55.

For that, you could later expand the gable roof. That is not possible with the flat hipped roof.

What is important to us? If we could wish for it:

- To place the house as high as possible to reduce excavation and maintain the view
- We prefer a longer driveway to one that is too steep

Those two points don’t fit together. If you want it high, the driveway is 15%, flatter is not really possible.

- The 2nd residential unit on the same level as the ground floor (or attic maybe – that would be something different)
- Roof terrace on the east approx. 40 m2 nice to have

That’s always possible. I would prefer a garden with a terrace.

- 1 common terrace on the ground floor/south approx. 30-40 m2

That works too.

- Connection to get from the senior apartment in the east also to the west

Should that be on one level? I like it when we go to the seniors. We do that 90% of the time. Rarely do the seniors come to us.

- Practical access to the houses (currently underground)

- Living/dining areas in the south

Whether we even have cellars or garages or parking spaces, whether a 3rd residential unit is feasible, whether we place the 2 houses together or separate them a bit, none of that is that important to us or we are willing to compromise.
