Pretty early on, two providers told us one after the other that we have to fully cellar the house or need a concrete cantilever slab, which costs about as much as the basement itself. And that basement/garage cost the same. That’s how the idea came up to push the 2 parking spaces per residential unit required by the development plan into the basement.



It would be great if you could find the post about lighting for me.

I would have wanted a third residential unit from the start, if only because of the subsidy and because in 5 years it would give the eldest a chance to have his own space. But then it was said that the additional costs would already be extremely high for a KfW55.

What is important to us? If we could wish for:

- Place the house as high as possible to reduce excavation and preserve the view
- We prefer a longer driveway rather than one that is too steep
- The second residential unit on one level with the ground floor (or attic maybe – that would be something different)
- Roof terrace in the east of about 40 m² nice to have
- One shared terrace on the ground floor/south about 30-40 m²
- Connection to get from the senior apartment in the east also to the west
- Practical access to the houses (currently underground)
- Living/dining areas in the south

Whether we have a basement or garages or parking spaces at all, or whether a third residential unit is even possible, whether we put the two houses together or separate them a bit, all that is not so important to us or we are willing to compromise.

No one is demanding that you go through the trouble without getting anything for it. If you want, we can coordinate regarding that. Can you send me your contact details?

We have basically poured a huge L-shaped concrete beam. Retaining wall and floor slab

The lower floor as a garage and storage room and above that the house would have been much more expensive.

Didn't you talk to timber frame GUs? They wanted a retaining wall with 1 m distance then the house or basement/garage with the house on top.

Good morning, today we are going to Lechner Massivhaus in Fellbach for our initial consultation. I will get back to you in the evening and respond to your answers. I am curious whether Lechner will convince us. Apparently, in terms of quality, they are not a bad choice with their clay aggregate walls.
