I would look into whether the granny flat could be placed in the "garage level" with a southwest orientation and a small garden on that level. Level 2 then with living rooms and a terrace with access to the garden in the west. Maybe put the children’s rooms on level 2 as well (you’d have to see how big they would be), and level 3 then as a private area (maybe a study) as a setback floor with lots of terraces.
I can imagine a very nice house on the two plots together. But in terms of cost and design, that would probably be more in the direction of ;) .
No, of course not. We have 2 cars, the parents-in-law have none, the older one will come with his own in 7 years, and that’s it. Visitors can happily park in front of the garage.
We also have an access problem (front door 1 in the west via the garden and 2 in the east via the terrace).
Therefore, we have now considered placing a garage on each side, left and right. 7 m wide, 7 m long, between the two garages a garage (3.5 x 7) without a gate could serve as an entrance area and lead under the house to the stairs (left to one residential unit, right to the other residential unit). Then there would still be some space for the utility room and possibly a spot for the terrace furniture in the winter.
Thus, on the ground floor we would have no classic front door but, next to the terrace, a side, floor-to-ceiling window from which you can enter the respective garden.
