I can understand the objection from the LRA. As already mentioned, the structure may not fit the slope. The 7.5 m have a purpose.

I do not understand how one can simply disregard such guidelines.

The floor plan, as already mentioned, is not yet final. Thanks for your input. The kitchen will definitely not look like that either, at least mine won’t. The cleaning trolley and the vacuum cleaner should have space in the storage room; the food processor, the juicer, and some supplies in the pantry.

Whether the washing machine(s) will be upstairs or in the basement is also still undecided. Generally, I find the senior apartment too small; on the other hand, how much space do 2 people need? That will still be clarified, as my wife is taking the lead on that.

Oh come on, it costs money?! I should have guessed that each exemption costs a flat fee?

Elevator is not an option, then I also have to keep the cheese waiting and constantly wait for the lift, which would annoy me the most.

I actually wanted 2 levels, on the back side over the attic on the slope and on the ground floor the second (main) level. But then we had a problem with the lighting because 2 sides (north and partition wall to the other apartment) have no windows.

Yes We have an existing retaining wall in front of the house. 2-car garage next to the house on one level The house is about 120/150 cm above street level. Even without the existing structure, the house would probably be positioned similarly.

There are smaller apartments The entrance easily costs 30k without incidental construction costs 4 parking spaces are not a luxury but 4 garages. The entrance, 2 garage parking spaces and a basement room result in a large apartment. I would plan the basement as living space Parking spaces yes but not all covered and level The incline can also be 12 or 13 percent.

No, the exemption is one-time only. You submit your plans. Since the building authority cannot approve deviations, the documents are forwarded to the district office. It just costs time and money.

The lighting issue is all solvable. I once drew that for someone here in the forum. But I can’t find it right now.

I also don’t like to draw for free. Your requirement with grandparents and parents’ living area on one level is suboptimal. In my opinion, that can be done much better.

With an 8% incline of the driveway, you have the wrong plot.
