Good morning,
by now I have the family-internal OK to almost manage the house myself. My wife (and mother-in-law) will then get their money’s worth when it comes to room planning.
The reason for the change of attitude was repeatedly fruitless talks with VBs who receive everything in advance and still want to talk about our wishes for 1.5 hours. Just yesterday I told one: why are we talking about floor plans if the shape of the house is not clear? Anyway, he wanted to make his offer, he can do that now, checked off.
So fire away for the logical and sensible drafts.
The drafts speak for themselves. My favorite is the 3-level solution, which now also seems reasonable to the ladies. Especially since you also have a bit of privacy.
UG = 75 - 90 m2 parents
UG = 30 - 40 m2 cellar
EG = 75 - 90 m2 slightly set back
DG = 75 - 90 m2
The garage would then be located east on UG level
But I have to keep the UG in a different color and green it about 30-40 cm so that the wall visually separates from the main house and I don’t have a problem with the wall height of approx. 7.5m or get an exemption for it from .Mac.
Please correct me if I have interpreted something incorrectly or if you have better ideas.
Lechner Massivhaus would build the house completely. Kastell only the shell, because their partner does not drive out to us that far. That means I would have to award the trades myself. I would get construction management and planning through the managing director of Betz Bau, who is meeting us on Thursday. Presumably, he could support me in awarding the trades.
Subject building material:
I would like to build with claydite. I don’t think much of aerated concrete (even though almost all solid builders build with it). Which building material do you consider the most suitable if:
We (or rather I) do not want a ventilation system.
Moisture, heat and thermal protection are important to us. And it should also be possible to hammer a nail into the wall or hang cabinets.
KfW55 or higher is nice to have but not a must.
I would prefer thick, uninsulated exterior walls. Are there disadvantages compared to thinner, insulated ones apart from space requirements?
