Regarding the south terrace: right now it looks like we would move the basement/garage 3m forward and thus have about a 20x3 - 3.5m terrace. I am absolutely dissatisfied with that because the dimensions are so odd.
We would be fine with about 5x6m, 6x7m in the middle, so just under 40m2. But then we have the problem that the parents would no longer be able to reach the west garden unless they walk all the way around the entire building complex.
A terrace with a steel structure has the problem, besides its price, that the supports would either have to be 20 m wide or stand directly in front of the garages. Can you think of the most clever way to solve this?
Next point: a sales consultant told me today that we can only build 1.5 stories because the eaves height dictates it. He calculates 3m for the garage, 2.5 for the ground floor, and attic with 1.8m knee wall height. But in the development plan it says that the reference height is taken from the modeled terrain and in the sketch it is also shown that the garage is not included. What is correct? (See sketch).
And since there apparently is also a height reference for the attic: what is the intersection point of the existing terrain or how do I calculate it? Googled and didn't understand.
